Screening Guidelines:
1. All persons planning on living at the property, over the age of 18, must complete an application and ALL applicants should meet the qualifying guidelines.
2. A minimum credit score of at least 650 is normally required with at least 3 years of positive credit history: No past due, collections or judgments . NOTE: If one applicant out of the group does not meet guidelines that typically will cause the entire group to be declined.
3. All bankruptcies must be discharged to be considered for approval.
4. 3 years of good rental references, or homeownership, with no late payments. No evictions no exceptions.
5. Verifiable, combined, gross monthly income of at least 3 times the monthly rent amount (Cash reserves may be accepted to supplement income - inquire before applying)
6. No pets unless otherwise stated on the property page of our website.
7. Co-signers: We are not accepting cosigners at this time.
8. Applications are not processed until the application fee is paid for each person applying.
9. Applicants should be prepared to pay the Security Deposit payment upon approval and the First Months Rent before Move In date.
10. You should be prepared to make your first rent payment within 2 weeks of the approved application, or sooner.

Honestly, I m sure not 100% of the City’s population are all as enduring compared to an overwhelming majority of an entire population, but it by far still has a hometown country feel as the world once was. Feeling safe to let your kids play outdoors, ride their bikes, and astonishing as it sounds, you can trust a stranger you’ve never met prior & safely offer them a ride if in need. I’ve even experienced & seen many others during hard times, pay for others food, gas, ect out of pure kindness. No, not just those with money to spare but an average 19 year old working their way to pay for college or because they can go without something to help a person who truly is in need and hadn’t even asked for help. The police even still will stop by at night when they have a slow night, just to knock on your door and let you know you had forgotten to shut the garage door. Very cool!     "Roseville has easy access by waking/biking trails to all the neighborhoods (they are connected this way), there is a very well planned bus transportation and the city even offers special pick up or drop off if is schedule ahead of time at a very convenient price. It use to be an elderly community, a lot has change and it seems now to be sorely fed with new families. Very family style city."
