Smoking: Outdoor/Patio ONLY. A smoker's deck is located off of the Master Bedroom.

Pets: Pet friendly. Pets are allowed on all the furniture and in the pool. Pets should be on a leash while in the neighborhood and should not bark during sleeping hours or have a record of biting. Tenant is responsible for any damages resulting from the pets.

Parking: 2 Garage spots are available as well as 2 driveway spots. Overnight street parking is strictly prohibited for all homes in this neighborhood by the HOA for ease of driving.

There will be a one time fee with the HOA to register the tenants covered by me.

I reserve the right to keep certain tools, equipment, and supplies in the garage shelves that help with the cleaning and maintenance of the home. Move in date is negotiable.

All kitchen appliances are 2020 or newer. Washer is new 2021.

Contactless transfer of lease documents and keys are available.

Great public schools, clean, safe, friendly neighborhoods, easy highway access and numerous restaurants and entertainment locations within a few miles. Many of the major hospitals supporting Phoenix are located within a few miles; Mayo (2), Paradise Valley (5), and Scottsdale (10). Many miles of trails supporting hiking and biking. At one time this was a road bikers paradise ... not so much now with all the traffic developed north of our location."

Happy community of friendly neighbors who love living around an elementary and junior high school which are the center of the planned community. Costco a mile away, tons of shopping, especially Desert Ridge Regional Shopping Center is one exit away."
