The application fee is $35 per adult (18+) and is non-refundable. All adults must submit an application before processing the application(s). The rent is $1,800 per month. The security deposit is the same amount. Lease term is flexible from 12 months to 24 months. Occupancy is limited to 4 persons for this unit. Utilities are the responsibility of the tenant and are split 50/50 with the other half of the duplex.

Smoking, vaping, and tobacco use are prohibited.

Pet Policy
-Pets are not allowed in this rental property.
-Emotional support animals are not considered pets under the Fair Housing Act and are therefore not subject to pet fees or pet rent. However, tenants must provide documentation from a licensed mental health professional confirming that the animal is necessary for the tenant's emotional well-being.
-Tenants with service animals are not required to pay pet fees or pet rent, but are responsible for any damage caused by the service animal. An increased security deposit of $2 per SF of living space per animal is due prior to receiving keys and is fully refundable at the end of the lease.
-Tenants with emotional support animals are not required to pay pet fees or pet rent, but are responsible for any damage caused by the emotional support animal.
-Additionally, as per Utah state law, a landlord may not discriminate against a tenant with a disability and may not deny rental to a tenant with a disability because they have a service animal or emotional support animal.
