2. We will run a credit check on each person 18 years or older, and a non-refundable fee of $50 is required per adult. If an applicant does not have a credit history then management will decide whether to reject the applicant or require a co-signer with a good credit history and income.
3. Management's credit service will run the applicant s information through one of the national credit bureaus.
4. To qualify, gross income should be approximately 3 times rent.
5. Management will determine if an applicant is accepted by checking the financial obligation history, including timely payment of prior rent, outstanding judgments or history of late payment of bills.
6. The apartment applied for must have enough bedroom space to accommodate the applicant s household, according to all applicable zoning codes.
7. Management has the right to deny any applicant or occupant if they have been convicted of a felony or if they have a criminal record of any kind.
Landlord pays trash.
Tenant is responsible for electric and a $15 water/sewer charge each month.
Unit is all electric. No gas.
1 small dog under 25lbs allowed or two cats. $35 pet rent per animal/month.
Deposit and first months rent due at lease signing.
$50 per person application fee.
