We are looking for working, responsible, clean, quiet, respectful tenants who take care of the property.

TENANT'S RESPONSIBILITIES:
Tenant is responsible for paying all utilities (gas heating, water, gas for cooking and trash fees) electricity,
The tenant is responsible for keeping the exterior, front and side of the house free of dirt and debris.
The tenant is responsible for any damage to the rental unit, including appliances and broken water pipes. The tenant does not have access to the basement.
NO PAPER TIOLET OR TOWELS ARE ALLOWED IN TIOLET * This will cause major damage to the sewer line. During cold weather, the tenant is responsible to leave the heat set to a temperature no lower than 55 F to prevent pipe freeze.
**If a tenant caused the pipes to freeze by leaving windows open or failing to keep the heat on during cold weather, they will be held responsible for any resulting damage.

OWNER'S RESPONSIBILITIES:
The landlord pays the sewer, recycling, and sanitary fees. any unexpected damage, such as water leaks on the roof, exterior damage, etc. Perform all the maintenance and repairs that are needed. Ensure the rental unit meets the minimum housing and health standards .

Rental history at least 2 years

Stable employment at least 1-2 years
No criminal record
Positive references from previous owners
Income 3x (30%) the monthly rent SECTION 8 ACCEPTED as income. (The 30% is a standard for determining whether tenants can afford the expense of rent
