Due to my current tenants' unforeseen circumstances, my home is being vacated, and I need new renters right away! The place was thoroughly cleaned in May, 2018 before my new tenants moved in. So the home is still in mint condition (brand new light bulbs replaced, extra air filters stocked, a service check on the A/C unit, new cordless window blinds, and cleaning and touch up painting throughout).
My current tenant has agreed to show the property. There will be an open house on Thursday evening from 5pm until 8pm, and all day on Saturday (8/18/2018) from 9am to 5pm. If you are not available during those times, please contact me and the current tenant can coordinate a walk through with you at a time that is convenient for you both. Also, please understand that he is not my representative in terms of business, and can't answer questions regarding the lease terms.
Amenities include:
Larger-than-needed A/C, with green, double pane windows and walls "overbuilt" for energy savings on your electric bill.
High ceiling in living/dining area gives open, spacious feel and floor plan.
Living room and one bedroom (used to be my den) pre-wired for surround sound hookups.
Your home is pre-wired for CAT5 (Internet), phone, and cable throughout.
New dishwasher.
New tile, carpet and beautiful wood laminate flooring installed 2 years ago. (Two tone on the rise/run of the staircase looks fabulous!)
Surprisingly ample storage and closet space throughout your home.
Master bedroom with two large walk-in closets are especially spacious.
Large garden tub in master bathroom with separate shower.
Pet-friendly home for house-trained animals.
Private HOA (owner pays HOA fees) with private streets is a quiet, safe, and kid-friendly neighborhood.
Grass back yard with installed sprinkler system.
Low-maintenance, beautiful desert landscaping in front.
Two car garage with automatic opener.
Good neighbors who have lived in the cluster (mini cul-de-sac) for 17 years.
I am pet friendly for house trained animals (no more than three). I require an extra black light inspection of the carpet on move out and a $200 pet deposit.
Proof of income with application required. Seeking 3x gross income:rent ratio for all working adults on the application. 1st month and additional $1150 security deposit in advance. Pet deposit (if applicable) is an additional $200 (refundable minus any damages upon vacating). This is a 100% non smoking home.
Application fee is $30 per adult (18 or older) who will live in the house, and is non-refundable. Applications will be accepted until Sunday, 8/19/2018 at 5pm. A complete application and fees paid prior to that time are mandatory to be considered.

3/10GreatSchools RatingParent Rating AverageThis school is terrible. The principal is incompetent and has no idea what she is doing. They say they have zero tolerance for bullying but they actually have a 99 percent tolerance policy. One evil child is making life hell for over 14 students but she is still allowed to attend school and walk the halls bullying and threatening other students. I had to remove my child because of that student after she was beat up in the hall with absolutely no teacher intervention. Several other students left because of that student as well but she is still allowed to stay. If you move to the area, find a good charter school. The step program, a new regulation that they have devised, is an absurd program that only causes problems for the students. 3/10GreatSchools RatingParent Rating AverageMy children have been to schools in Tempe, Scottsdale, San Tan Valley and now at Peralta, and we have had a better experience at Peralta than anywhere else. From my first encounter with the office staff, to meeting the teachers, everyone has been kind and respectful. My children loved their teachers. They make sure to keep parents in the loop with class dojo, emails and flyers. They have lots of school activities that involve the whole community, such as a Halloween festival and steam nights. I'm so glad to have found a great school for my kids, after everything that's been going on in the world these past few years.Parent Review1y ago

"Quick freeway but daily accidents between signalbutte and ironwood. Broadway is calmer but Mesa has aging streets and building. Not many upgrades. Today I passed a sign that says “we buy meth houses” so the neighborhood is headed the wrong direction "

"There aren't very many kids around this neighborhood, but there is a school nearby. This area of Apache Junction is very different from most of Apache Junction. It's quiet, except for the traffic on the main road. It's nice to come home, because it's a few degrees cooler here than in the city, it's beautiful and usually smells wonderful. "

"There really aren't any that I'm aware of. People don't decorate for holidays very much and kids don't trick-or-treat. People do walk in the mornings and evenings. The area is pretty quiet, aside from the vehicles on the road. "

"An easy couple of miles from the freeway, yet very quiet most of the time. There are some people with very noisy vehicles that doped up and down the road. We're within 10-20 minutes of just about anything we might need, yet out away from it all and surrounded by desert and amazing views. "

"Ive lived in my neighborhood for 1 year. It's pretty neat. The closest house is about 50 yards away. There are few streetlights so the stars are so vibrant. Also, we are at the base of the Superstition Mountain and the view is amazing!"
