Due to my current tenants' unforeseen circumstances, my home is being vacated, and I need new renters right away! The place was thoroughly cleaned in May, 2018 before my new tenants moved in. So the home is still in mint condition (brand new light bulbs replaced, extra air filters stocked, a service check on the A/C unit, new cordless window blinds, and cleaning and touch up painting throughout).

My current tenant has agreed to show the property. There will be an open house on Thursday evening from 5pm until 8pm, and all day on Saturday (8/18/2018) from 9am to 5pm. If you are not available during those times, please contact me and the current tenant can coordinate a walk through with you at a time that is convenient for you both. Also, please understand that he is not my representative in terms of business, and can't answer questions regarding the lease terms.

High ceiling in living/dining area gives open, spacious feel and floor plan.
Living room and one bedroom (used to be my den) pre-wired for surround sound hookups.

New dishwasher.
New tile, carpet and beautiful wood laminate flooring installed 2 years ago. (Two tone on the rise/run of the staircase looks fabulous!)
Surprisingly ample storage and closet space throughout your home.
Master bedroom with two large walk-in closets are especially spacious.
Large garden tub in master bathroom with separate shower.
Pet-friendly home for house-trained animals.
Private HOA (owner pays HOA fees) with private streets is a quiet, safe, and kid-friendly neighborhood.
Grass back yard with installed sprinkler system.
Low-maintenance, beautiful desert landscaping in front.
Two car garage with automatic opener.
Good neighbors who have lived in the cluster (mini cul-de-sac) for 17 years.

I am pet friendly for house trained animals (no more than three). I require an extra black light inspection of the carpet on move out and a $200 pet deposit.

Proof of income with application required. Seeking 3x gross income:rent ratio for all working adults on the application. 1st month and additional $1150 security deposit in advance. Pet deposit (if applicable) is an additional $200 (refundable minus any damages upon vacating). This is a 100% non smoking home.

Application fee is $30 per adult (18 or older) who will live in the house, and is non-refundable. Applications will be accepted until Sunday, 8/19/2018 at 5pm. A complete application and fees paid prior to that time are mandatory to be considered.
