Ample off street parking in the the back of the house. Storage shed. Brand new energy efficient furnace installed in March 2021. Newly refinished hardwood floors; Owner May consider up to 1 small dog under 20 pounds With a Pet Deposit ($300) and a pet monthly fee ($35), well behaved and trained. No barking dogs. Dog will be interviewed as well and owner/landlord will consider on a case by case basis. No Puppies. No more than 1 pet/animal will be allowed for the entire term of the lease. No exceptions. ABSOLUTELY NO CATS. Non negotiable.

Landlord pays for Taxes and property Insurance. Tenant required to obtain renters insurance with liability coverage.
First, Last and Security deposit at signing of lease agreement. Security Deposit may be paid upon approval of application in order to secure the rental and be removed of the market. $2,000deposit + $2,000 last month + $2,000 first = $6,000 to move in. If credit score is below 650 it will be at owners consideration other factors as rental references and owner will potentially require a security deposit equal to 2 months of rent. Renter must not have accounts on collections nor negative judgments. Upon owner review and approval only.
12 month lease with option to renew for an additional 6 or 12 months. Roommates accepted. Proof of Income is required for all occupants over 18. Income must exceed 2.5 x the rent.
Tenant responsible for Leaf cleanup and snow removal in front of property. Front yard has automatic irrigation in the summer months. Owner takes care of mowing in the summer months, and winterizing irrigation system in the fall.
