We are currently searching for a individual or couple (with no pets) to serve as seasonal tenants for our furnished home from Sept 2024 - June 2025. All tenants must have excellent references and credit.

Rockwood Lodge is the perfect place to step away from the hustle and bustle of everyday life, but yet just minutes away from Gloucester and just an hour from downtown Boston. A serene and tranquil setting just some 15 yards from the waterline of beautiful Ipswich Bay. This cozy, rustic but charming two-story cottage, built in the 1930's sits in a grove of locust trees with 180 degree views of the water from every location inside and out. Its private beach of granite shelves and rounded boulders recede into the clear blue waters, a naturally sheltered cove makes for a perfect place to search for wildlife, launch a kayak, take a dip and watch the spectacular sunsets. Wherever you are located on this property either outside in the hammock, inside lying in your bed or sitting on one of the rockers you'll find yourself hypnotized by the lapping of the water on the rocks and the rustling of the trees.

The old world charm of the house features 4 bedrooms. One queen bedroom on the first floor sleeping porch provides the perfect spot to drift off listening to the sea. There is a large dining area and living room with full working wood fireplace, kitchen with all the amenities and a full bathroom. On the second floor there are 3 more rooms, a full size queen, twin bedroom and a single bedroom all with their own lovely views. This is truly a nature lover's paradise!

Term
From Sept 9, 2024 or thereabouts, 3:00 PM till Sat June 30 2025,NOON.

Payment of Rent
Tenant agrees to pay rent to Landlord at the rate of $2,500 (does NOT include cleaning service) per month, plus a security deposit of one month's rent ($2,500) on signing of lease (to be refunded after tenant vacates premises and it is found to be in same condition as when tent took occupancy).

Cleanliness
Tenant shall keep the Leased Premises in a clean condition. Tenant shall be responsible for the proper
storage and final collection or ultimate disposal of all garbage, rubbish, and recycling, all in accordance
with the regular municipal collection system. Recycling is mandatory in Gloucester. Tenant shall not
permit the Leased Premises to be overloaded, damaged, stripped or defaced, nor suffer any waste. The
toilets and pipes are old and nothing shall be put into the system except natural wastes that they were
meant for.

Pets
No cats, dogs, birds or other animals or pets shall be kept in or upon the Leased Premises.

Grounds
Tenant shall be responsible for normal grounds maintenance during the Term of this Lease. Please water
the gardens conservatively (Cape Ann has a water shortage) if it doesn't rain if there is not a drought ban in
force.

Insurance
Tenant understands and agrees that it shall be his own obligation to insure his personal property.

Number of Occupants: Two

Utilities
Electric, Oil, Water, Cable and Phone will be paid by tenant

Key
A key will be left for Tenant in agreed-upon location. Please return it to same when you leave.

Fireplace:
Fireplace is to be used only when tenant is in the living room, with a small fire to warm only the
immediate area, fully contained, it is not to be used to heat the house. Screen must be used at all
times. Fire must be completely extinguished before retiring or leaving Leased Premises.

Condition of Leased Premises upon Surrender: House is fully furnished with heirloom family furniture
and furnishings. Tenant accepts responsibility to take care of these vintage and antique furnishings.
At termination of tenancy, Tenant will restore the Leased Premises to the quality of order and
cleanliness with which the Leased Premises were provided to Tenant, including all locations, positions,
and conditions of furniture and furnishings. Please leave house broom-clean, with refrigerator empty-
cleaning service will sanitize, dust and vacuum.

Trash and Recycling:
Please store garbage and recycling in bin outside, and put out weekly according to schedule posted
(early morning on Thursday), with sticker provided (one per trash can).

Linens
Tenant will provide own linens sheets, towels, etc.

Payment schedule:
Total due, $2000.00 per month to be paid at same time everyone as lease signed.

Additional Provisions
1. Smoking is not permitted in the house.
2. At no time will any of landlord's furnishings be stored in basement.
