The property is walled from front to the back of the property for privacy.

Little Tuscany is as charming as it is tranquil where you can enjoy a blend of the peaceful serenity of the desert and the conveniences of city life. The quiet, dog and people friendly neighborhood is nestled up agains the San Jacinto Mountain off Palm Canyon Drive between Old Las Palmas and Chino Canyon in the rocky northwest corner of Palm Springs, a short distance from downtown, fabulous shops and restaurants, museums and art galleries, biking routes, the Aerial Tramway, and hiking trails, including The North Lykken Trail, North Trailhead, which is within walking distance of the front door.

1. Guests

Registered guests must be 25 years of age or older per city ordinance. Guests under 25 must be accompanied by a parent or legal guardian for the duration of your stay.

Check-in time is 4pm. Check-out is 10am.

An in-person check-in with the property manager at the home is required. Per city ordinance, guests must a present a government issued ID to the property manager upon arrival and prior to gaining access to the property.

Please no smoking on the premises or food in the bedrooms.

2. Parking
Two (2) cars are permitted to park in the driveway. There is parking on the street in this quiet neighborhood with little traffic. Parking is not permitted where curbs are painted red. The home's garage is not available. Please lock your car doors when parked in the driveway or on the street.

3. Trash
Trash may not be visible in public view except on designated pick-up day and in proper containers, blue for recycling and brown for trash. Containers should be placed curbside on Tuesday evening for Wednesday pick-up from 5am to 8pm and removed that day after pick-up. Containers are stored on the south side of the house next to the pool equipment.

4. Pool
The pool is cleaned 2 times/week on Tuesday and Friday between 6am to 7am. Please leave the pool gate unlocked between those hours on those days. The pool cannot be cleaned unless the gate is unlocked. The pool pump, lights, and fountains are set on a timer. The pool and courtyard is private and exclusively for you use.

5. Pool Heater
The pool may be heated for the duration of your stay for your use and enjoyment for a fee of $75.00/day. This rate is negotiable for stays longer than 28 consecutive days. Please let the host or property manager know prior to your arrival if you would like the pool heated so we can ensure it is heated when you arrive. Pool thermostats are typically set at 83 degrees Fahrenheit; however, temperatures may vary in the desert, particularly at night, and the degree of warmth can't be guaranteed. This fee will be requested after booking confirmation and must be paid prior to your arrival.

6. Inflatable Hot Tub
The hot tub is heated continuously at no charge to you. Please cover the hot tub when not in use. The hot tub will be cleaned on the days the pool is cleaned.

7. Noise
Noise policies are strictly enforced by the host and the City of Palm
Springs. Quiet hours per city requirements for outside noise are from 10pm to 10am daily. All guests must abide by the City of Palm Springs Good Neighbor Policy. If your neighbors can hear music, you are in violation of the City Noise ordinance. Pool time is one of the most popular activities to enjoy Palm Springs. Continued and ongoing screaming for an extended period of time is one way to disturb the neighbors. Please be thoughtful and note that this home is located in a quiet neighborhood. The booking guest will be responsible for any and all fines incurred during their visit. NO PARTIES OR EVENTS PER CITY ORDINANCE. Commercial photographing and filming is not permitted.

8. Pets
"Pets Allowed," Pets Accepted" in our listing means only dogs are welcome. No other pets are allowed. A maximum of one (1) dog is permitted at a non-refundable fee of $25.00/day for the duration of your stay. This fee will be requested after booking confirmation and must be paid prior to your arrival. Large breed dogs are welcome. No untrained puppies please.

Palm Spring requires that all dogs be on a LEASH whenever they are outside except in the City's Dog Parks. Everyone is expected to pick-up after their pet. Poop bags are available to all guests and can be found in the laundry room along with other pet supplies. Whining and barking disturbs neighbors. Please be mindful.

9. Landscape
Exterior landscape lights and sprinklers are programmed to go on an off daily. Yard maintenance is every Friday between 9am to 12pm. Please leave the pool gate unlocked on Friday between those hours.

10. Safety & Security
For your safety and per code, the house is equipped with hardwired smoke and carbon monoxide detectors and alarms along with an automatic sprinkler system and a prominently displayed fire extinguisher. A first aid kit is also available and can be found in the laundry room.

For your security, the home and grounds are protected and monitored by an ADT security system and cameras. The front entry gate is monitored by a real-time Ring Video Doorbell with motion detection and high-definition
video.

All exterior doors in the house are equipped with a voice notification mechanism and chime hardwired into the ADT security system, including the sliding doors opening to the courtyard and pool, which goes off when doors to the exterior are opened. The pool is surrounded by a 6- 8-foot-tall stucco wall with two non-climbable, self-locking gates.

11. Accessibility
Showers are equipped with two fixed grab bars with lights. The house is on one level and is accessible from the driveway.

12. Housekeeping
A one time housekeeping fee of $210 is required when the lease is signed along with any pet fees.

13. For stays 28 or less a short term rental city tax (12.6% ) is added to the per/night charge. There is no tax for stays longer than 28 days.

14. The property is available only from May 1, 2024 through October 31, 2024. It is the Owner's winter home. Please treat it as if it were your home.
