The tenant pays for water, electricity, and internet. The tenant arranges the utility supply contract and is responsible for paying the bills associated with utility consumption. Ordinary maintenance falls under the responsibility of the tenant. Extraordinary repairs and maintenance fall under the responsibility of the landlord if they are not attributable to the tenant's fault. The landlord, along with individuals appointed by the owner, has the right to enter the property for inspections, repairs, or other purposes, with appropriate notice requirements. The right to enter the property is subject to the availability of both the tenant and landlord to schedule the day. Extraordinary maintenance due to the negligence of the tenant is the responsibility of the tenant. Furniture and all items included in the rental remain the property of the owner and are part of the house. The tenant can use them responsibly and must keep them in good condition. They will return them to the owner if required, as well as at the end of the tenancy.
