Be our guest at this quaint 960 Square-foot apartment set inside of a historic location! Just inside the front door is a fully equipped, sparkling kitchen for your enjoyment. Check out the vintage table! You can fold it in half if you need more space, or fold it out for larger dining accommodations. Through the double doors on the left is a washer and dryer set as well.
In the dining room there is also a stepper exercise machine if you want to keep your cardio going during your stay with us. Use exercise equipment at your own risk. To the left of the 2nd dining table there, is the 1st bedroom which includes a Full bed. In the living room, the couch pulls out into an Olympic Queen mattress. The first door on the right is your bathroom stocked with about a month's supply of Shampoo and Conditioner. The shower provides constant, regulated warmth for your spa experience. Attached is access to a walk-in closet where you'll find extra pillows for the pullout bed.
The last room is the King bedroom which has its own T.V. similar to the living room. We have ROKU for both TVs! Finally, through the French Door in the living room, you'll find the shaded balcony where you can sit and enjoy the sunset around 4:30-5:00pm.
This handicap friendly property includes gated security, elevator access, and extra public restrooms for you to enjoy. Nature is right at your door! It's only a short drive of about 10 minutes to fishing at Dogwood Canyon, Nature Park hiking trail, Big Cedar, and a public boat launch at Table Rock lake. The neighboring tourist town, Branson, MO with Silver Dollar City is also a 30 minute scenic drive away.

Term
Rent shall start on the date agreed upon by the Landlord and the Tenant, and shall renew monthly. Either party may terminate the lease for any reason by giving a written notice to the other party one month in advance. The rent shall remain the same cost for up to one year (12 months) of a Tenant's consecutive stay.
Rent is $1,000/month, due in advance the first business day (Monday through Friday excluding holidays) of each month, prior to 5:00 PM.

Electronic Payment
Tenant shall pay landlord with Venmo or Direct Deposit.

Late Fees
It is the full responsibility of the Tenant to pay rent on or prior to the established due date/time. If rent payment is not made within 5 days after rent is due, a late fee of $50 will be assessed. Each day beyond the late fee assessment date that payment is not received an additional fee of $50 per day will be assessed until the debt is resolved in full. Failure to pay rent when due may result in immediate termination of this Lease and eviction.

Security Deposit
Prior to occupancy of the premises, Tenant shall deposit with Landlord the sum of $500, receipt of which is acknowledged by the Landlord, as security deposit, the primary function of which is to secure the performance of the Lease Agreement for the premises or any part thereof. Tenant understands that in no condition shall the security deposit shall constitute pre-paid rent.

Use
Tenant agrees not to cause or allow any noise or activity on the premises which might disturb the peace and quiet of another resident or neighbor. Premises shall be used as a residence only. Operating a business from this property is prohibited without prior, express, and written approval from the Landlord.

Assignment, Subletting, Occupants
Any assignment, subletting, concession, or license, including use of Airbnb, VRBO or other short-term rental platforms, without the prior written consent of the Landlord, or an assignment or subletting by operation of law, shall be void and shall, at the Landlord's option, terminate this lease.
The Tenant agrees that the premises shall be occupied by no more than 4 persons.

Non-Refundable Pet Cleaning Fee
Prior to occupancy of the premises, Tenant shall supply a non refundable deposit with Landlord in the sum of $50 for each pet.

Any additional pets are not allowed on the premises without the written consent of the landlord. (No pets weighing more than 25 pounds will be allowed inside the premises.)

Prohibited Activity
Tenant, Tenant's Family, or guests shall not:
Smoke cigarettes in the unit
Bring cats into the unit
Use glitter inside the unit
Burn candles inside the unit
Have another individual spend the night for 6+ more nights of the month without said individual being on the lease
It is understood and agreed that a single violation shall be cause for immediate forfeiture of the deposit and termination of the Lease and eviction from the premises.

Illegal Activity
Tenant, Tenant's Family, or guests shall not:
Engage in any criminal activity of any kind, including, without limitation, drug related criminal activity, prostitution, or criminal street gang activity, on or near the Rental Property, herein known as "Criminal Activity"
Engage in any act intended to facilitate or support Criminal Activity
Use or permit the Premises to be used for or to facilitate Criminal Activity
Engage in any acts of violence or intimidation or any threats of violence, verbal or otherwise, including, but not limited to, the discharge or brandishing of firearms or other weapons, on or near the Premises or otherwise
It is understood and agreed that a single violation shall be cause for immediate termination of the Lease and eviction from the premises. Unless otherwise provided by law, proof of violation shall not require criminal conviction, but shall be by preponderance of the evidence and upon Landlord's reasonable suspicion and at Landlord's sole discretion.
Tenant hereby agrees to comply with all State and Federal laws, local ordinances, public rules, and regulations applicable to said premises for the use thereof.

Parking
The Condo has an area for off street parking that accommodates 1 normal sized car in front of the back entrance, and 2 vehicles in the rows under the streetlamp.

Tenant is responsible for oil leaks and other vehicle discharges for which Tenant shall be charged for cleaning if deemed necessary by the Landlord. Storage of boats, trailers, RVs, or any other vehicles other than those listed in the rental application are prohibited. Landlord shall have the final say in any parking disputes.

No Smoking Policy
Tenant, Tenant's family, or guests shall not smoke tobacco in any form within the premises. Smoking tobacco in any form within the premises is a violation of the Lease and may result in immediate termination of the Lease and eviction and any cleaning deemed appropriate by Landlord shall be paid for with Security Deposit. Tenant, tenant's family, or guests shall not smoke marijuana in joint form, from bongs, from bubblers, or from any other water pipe. Smoking on the property grounds outdoors is permitted as long as disposal of butts and other related articles are done in a safe manner. Litter is not permitted.

Utilities
Landlord is responsible for payment of all utilities required on the premises: garbage, water, gas, internet, and electric.

Maintenance and Repair
Minor maintenance up to $10.00 per month is the responsibility of the Tenant. For example: light bulbs, testing and replacing smoke/carbon monoxide detector batteries, furnace filter, etc.

Alterations
Tenant shall not paint, wallpaper, add or change locks, or make any other alterations to the Premises without Landlord's prior written consent except as provided by law. Tenant shall notify in writing of any repairs or alterations contemplated. Decorations include but are not limited to: painting, wallpapering, and hanging of murals or posters. No nails, screws, or other fasteners may be nailed, screwed, or otherwise placed in the doors, exterior siding, or woodwork. Tenant agrees not to use tape or adhesives to adhere any object to any surface of the Premises except for those that are specifically designed for that purpose. For example: command strips. Surfaces include refrigerators, doors, walls, or siding. Tenant shall hold Landlord harmless as to any mechanics' lien recordation or proceedings caused by the Tenant and agrees to indemnify Landlord in the event of any such claim or proceeding.

Liability and Insurance
Tenant is expected to provide proof of Renter's Insurance before occupancy of the premises. Tenant shall accept responsibility for damage, injury or loss and will not to hold the Landlord liable for any matter for or on account of any loss or damages sustained by action of a third party, fire, electrical failure, water, snow, frost, hail, sleet, tornado, theft/break-in damage, breakage of water lines/sewage lines, gas lines, heating or the elements. It is further agreed that the Landlord shall not be liable for any injury to Tenant, Tenant's family, guests, employees or any other persons visiting the premises, which is not within the Landlord's control. In the event of a break-in or forcible entry the Tenant is responsible for all costs to repair damage to the premises. If for any reason the premises are rendered uninhabitable, the Landlord shall not be held responsible for providing alternative housing.

Termination
End of Lease
Failure to vacate will result in the loss of the entire security deposit. Partial rents will not be accepted for vacating early. If the Tenant continues to occupy the premises after the date of termination, the Tenant will be considered as "holding over" and Tenant shall be liable for a daily rental price of $100.

All rents, maintenance, utilities, and any other costs prior to vacating the premises remain the responsibility of the Tenant. The Move Out Procedure still applies.
Move Out Procedure
Prior to vacating the premises, Tenant shall:

Replace all expired light bulbs

Provide a forwarding address. If no forwarding address is provided, Landlord will send security deposit account and refund (if any) including any notices to the last known address of Tenant. If Tenant's mail is not forwarded and Landlord has no reasonable recourse through which to obtain a new address or phone number for the Tenant, Tenant shall forfeit the security deposit
If deficiencies are noted during the move-out inspection that were not noted in the move-in inspection, Landlord will conduct repairs that Landlord deems necessary to restore the condition of item(s) to pre-move in condition and will deduct those expenses from the Tenant's security deposit.

Right of Inspection
The Landlord and his agents shall have the right at all reasonable times during the term of this lease and any renewal thereof to enter the demised premises for the purpose of inspecting the premises and all building and improvements thereon. Landlord may enter, inspect, and/or repair the premises at any time in case of emergency or suspected abandonment. Landlord shall give 24 hours advance notice when possible and reasonable notice at all times and may enter for the purpose of showing the premises between 10:00AM and 7:00PM to prospective renters, buyers, lenders, for smoke alarm inspections, and/or for normal inspections and repairs. Landlord is permitted to make all alterations, repairs and maintenance that the Landlord judges necessary to perform.
