Dogs are prohibited but cats is allowed with a $200 pet deposit and a $25 per month pet rent, per pet (2 max) Smoking in the house is prohibited but is allowed outdoors. No growing or marijuana in the house or around the property.

No dogs. $79 application fee (non-refundable and does not guarantee approval of tenancy) Security deposit to be paid at the time of applying, this what places a hold on the house for you. This deposit is non-refundable if approved and tenant does not move forward with lease signing. It tenant does not qualify, security deposit will be returned the following business day with an appointment.

ALL Tenants must have good credit, clean background and excellent rental history.

I do not vet tenants via text, email or messages. A PHONE CALL IS THE FIRST STEP. Once I get the opportunity to speak with you, I can send you a video of the house.

If you have an existing Xcel Energy account, it must be in good standing with no prior disconnect notices for non-payment.

I reserve the right to ask for any documentation in order to approve you for tenancy.

I've been managing houses for over 40 years, I've put my blood, sweat and tears into this house. I treat my tenants with kindness and respect, I demand the same and I expect my house to be treated as it was your own.
