Rarely available in Pt Loma, this gem is a newer built duplex with attached 2 car garages, dual primary suites upstairs, updated kitchens, cabinets and flooring. Gated concrete patio/yard on private cul-de-sac in a great neighborhood. Steps to the harbor, shopping, restaurants, and a 10 minute drive to downtown this is Zoned RM-3-7 one dwelling unit per 1000 SF lot space (4457 sf lot.) The potential rent is $8,500 per month. Last duplex of this type on the market was June 2023! Rare opportunity to invest in one of the most desirable markets in San Diego. Some Historical Facts about Point Loma: The seaside community of Point Loma is the landing place of the first European expedition to come ashore in present-day California. Point Loma boasts two major military bases, a national cemetery, a national monument, and a university. This particular neighborhood of Roseville, named for San Diego pioneer Louis Rose, encompasses the oldest settled part of the peninsula. Roseville was originally a separate town but later was absorbed into San Diego. Many Portuguese fishermen and fishing boat owners settled there more than 100 years ago. During the 1920s there was a dirt airstrip known as Dutch Flats in what is now the Midway neighborhood of Point Loma. That is where Charles Lindbergh first tested and flew his airplane, The Spirit of St. Louis, which had been built in San Diego by the Ryan Aeronautical Company. The best known landmark in Point Loma is the Old Point Loma lighthouse, an icon occasionally used to represent the entire city of San Diego. Perched atop the southern point that creates the entrance of the bay with Coronado, the small, two-story lighthouse was completed in 1854 and is open to the public. In addition to the lighthouse, there are five other sites in Point Loma listed on the National Register of Historic Places: Cabrillo National Monument, Fort Rosecrans National Cemetery, the Marine Corps Recruit Depot Historic District, Naval Training Center San Diego, and Rosecroft. On the west side of the peninsula there are sandstone cliffs along the ocean, called the Sunset Cliffs. Geologically these cliffs are known as the Point Loma Formation and you can look at tide pools with marine life while walking out on the Point. This area represents one of the few sites containing dinosaur fossils in the state of California.

6/10GreatSchools RatingParent Rating AverageTerrible school to work for. Students, specially 8th. Graders, along with parents are the ones manipulating the school. Students do whatever they want. Leaders prefer to attack faculty rather than face aggressive parents. Specialist will press teachers to pass students with educational disabilities, instead of support students’ needs. Not an ethical posture.Teacher Review1mo ago - Loma Portal Elementary School

8/10GreatSchools RatingParent Rating AverageWas a bit skeptical about sending my child to the PL cluster for Middle School. (Current 5th Grader.) I have been amazed how well my child has done. The changes in leadership were a bit scary at the beginning of the school year, however the team they have in place for long term is going to be great! Excited to see how they shape the next version of Dana. John is a caring and great leader. With his experience and vision, I see this becoming an even better middle school experience for the 5th & 6th graders in PL.Parent Review4w ago - Check out schools near 1720-1728 Evergreen St.

What Locals Say about Roseville - Fleet Ridge
- Sossmoss
- Resident

"By car and really far. Traffic sucks but coming in and out of Point Loma is a lot easier than commuting from further south or Coronado "
- Carolynnfreitas

"Filled with traffic . Everywhere takes forever to get to when only down the street. Stop the building for safety of our citizens. "
- Kmadruga
- Resident
- 4y ago
"Horrible traffic the city wants to add more terrible idea! They need to develop away from the bay and beach more open space "
- Paul C.
- Resident
- 4y ago
"There’s only two ways on and off the peninsula and neither are a good option. Rosecrans and Nimitz/Sunset Cliffs are both very busy most of the day most days and it’s not uncommon for it to take 10-15+ to get to the 5. Access to the 8 is a little better via Nimitz unless it’s between 2-3:30 pm weekdays. "
- Kmadruga

"Best neighborhood in San Diego, you can walk to schools, restaurants , boats, and bars! It is a small town feel in a big city "
- Kdaecolson

"I have lived here 18 years. After hours the traffic and airport noise cease!!! Proximity to everything outweighs the noise."
- Artesst
- Resident

"It’s a real community where people know your name and face. The Village area of Point Loma is very walkable at all times of day/night, with great restaurants and amenities, but the mom & pop shops and businesses are being moved out in order to make room for new and very expensive condos. Unfortunately, the infrastructure can’t support the increase of vehicles or people that come with it and it’s feeling less and less like a community than ever before."

"Nice area, affordable waterfront living, safe walking, nice mix of homes and apartment living. Pet friendly "

"The community is older and everyone knows everyone pretty much. A small town feel in a big city! I love living in Point Loma"
- Craig O.

"Beautiful and clean, Point Loma has the multi million dollar views from almost every street. Fine well maintained homes and the folks are real friendly and nice. Plenty of shopping close by, schools are top notch and the beach and downtown are just minutes away. "
- redti2go

"This area is nestled between the Pacific Ocean and the San Diego Harbor and a desired location. Everything one needs from Fashion Valley Mall, Theaters, Downtown, Sailing, Surfing, Parks, and more are within a 3-10 mile driving distance."
