1. All occupants of the property 18 years and up are required to fully complete an application. A non-refundable application fee of $49.99 will be required for each applicant.
2. All applicants will include driver's license or government ID and all necessary documentation including:
Two most recent pay stubs
If you are self-employed, income tax returns may be necessary to demonstrate your income level.
Military and government employees should furnish their latest LES report
3. Applicant must have a 600 or higher credit score. Credit history showing on time payments and does not have a history of debt write-offs or accounts that have gone into collection.
4. Income requirement must be three time the monthly rental rate.
5. In addition to income verification, a credit check, rental history verification and background check will be conducted. Applications may automatically be decline based on the following reasons:
Falsification or incomplete application
History of criminal convictions or sexual crimes
Poor credit payment history
Registered as a sex offender
Negative reports from previous landlords or owners, including late payments, evictions, unpaid property damages, police reports, or instances where the applicant would not be rented to again by past landlords or owners.
Reports indicating disruptive behavior by any occupant towards neighbors, repairmen, or management personnel.
6. If your application is approved be prepared to have funds available for security deposit and first month rent and any additional fee that may be required per landlord outlined in lease agreement.
