* Proof of employment required: 2 paystubs within the last 2 months showing employee & employer names OR employer verification letter if prior to new employment start date; Unemployment will require further review with required co-signer, bank statements, and tax return [income to be 2.5x rental amount]
* Completed Landlord Reference Letter received from previous/current Landlord
* Photo of driver's license required: expired IDs are not accepted w/ application or during tenancy
* Security Deposit (amount equal to monthly rental amount) due at Lease signing
* Pet Deposit [if applicable + approved] due at Lease signing
* First month's rent due 1-2 weeks prior to Lease start.
* Not all UPM Properties are pet friendly; IF pet friendly, pets are on case-by-case basis with Owner approval
* Tenant responsible for utilities through entire tenancy; proof of activation to be provided 1-2 weeks prior to Lease start
* Rental insurance policy w/ minimum $100k liability coverage required per Lessee or $300k liability coverage per joint/married Lessees due 1-2 weeks prior to Lease start
* Minimum 1 year Lease Agreement

If you wanted to go for a walk or walk your dog of an evening you would probably end up in the hospital or morgue. Your trash cans not even safe.
