This gleaming landmark building was rehabbed around 2001--about 20 years ago. It is purely residential (no AirBB) and there are strict but sensible regulations about noise, smoking, trash, and so on. The building has 11 floors with dwelling units, 9 on each floor, so 99 residential condos in the building. There is a strong sense of "neighborhood" --Residents have regular pot-luck gatherings on the rooftop deck during decent weather and gather in the community room for Sunday potluck during the winter months.

Terra Cotta does not have a swimming pool or a workout room. One of the latest apartment complexes with flashy amenities is just down the street. Their largest unit is 1330 sq ft of living space with rent over $3000. You can live in our Terra Cotta unit, purchase a membership in the the 21C athletic club across the street, and in the process have not only 400 more square feet (a good sized bedroom more) but also save $1000/month in the process.

Metrolink is a 10 minute walk (Convention Center /Civic Center/Union Station). The Washington Avenue restaurant area begins only a block away. Schnucks Downtown is about 10 minutes on foot. We are an easy walk to the Blues games or to the soccer stadium. The new 21c Hotel with art gallery, coffee shop, bar, restaurant, and athletic center is 50 yards away, right across the street.

The property is well-managed. Association reserves are solid, cash flow is strong. Building maintenance and personal security/safety are main priorities.

    "Cons: The homeless shelter is right behind this property. The dog park is also right behind this building (which is cluttered with the homeless people all sleeping on the benches). Absolutely no rooftop amenties and your alloted 1 parking spot in a tiny garage which is vague and nasty in the basement (smells like garbage, because its filled with the tenants trash cans). Security into the building is good (key code needed) but once in, there is not security on the elevator (no elevator key needed) Pros: Everything is within walking distance "

    "Cons: The entrace to the building is in an alley that is VERY unsafe, dark at night (no lights), and scary. Very questionable people use that alley for a short cut path. I was robbed at knifepoint in broad daylight visiting a friend at 1222 Lucas last summer. Pros: The building is pet friendly, however there is not a dog park within walking distance, and you definately do not want to be in that alley at night when your pet has to relieve himself. Shops, entertainment, and dining is close by."
