Description

This house is available for immediate occupancy. Can consider 6/9/12/18 month lease. Will discount rent to $1,500 for single occupant with no pets. 2 pets should be the maximum allowed, and occupancy limit really should be 4 people.

There is no corporate application process. If you want to move forward, bring a printed copy of your credit score, which is available for free. Challenged credit can be overcome by increased deposit or more detailed documentation proving income.

The house was built over the last 3 years, and is just now completed. We built this house to look like a 150 year old barn. The house works like a new house, which it is. The inside also has some unusual features related to a barn. This house is technically the guest house of the original house on a 4 lot plot.

Folks with a bunch of furniture and whatnot are probably going to find the house is not big enough for their things. The house looks bigger than it is, it has a rather long facade but is relatively narrow. People with limited mobility may not want to deal with the bedrooms being on the 2nd and 3rd floors.

There are 3 stories. On the ground floor, there is a utility room that also has a toilet and a shower. That is next to the kitchen, which abuts the main room downstairs. All levels of the house have some interesting barn wood trim. There is a spiral staircase going upstairs inside the house. There is also a more traditional staircase on the first floor deck which leads to the second floor deck and bedrooms. There are decks on all three floors. The two second floor bedrooms are the same size and almost the same decor. Both of these bedrooms have a granite vanity with cabinetry and a sink, as well as vintage armoires. In between those bedrooms is the landing for the spiral stairs, plus the stairs to the third floor and also the second floor bathroom, which has a shower/tub, and of course a sink and a toilet.

The 3rd floor was added mainly for stylistic purposes, It has its own little deck and is a nice spot far up in the trees. You could use it as a third bedroom or an office, or just close the hatch and block it off if you do not need the space. That room also has a very nice vanity, mirror and light fixture. It has a futon up there, which will stay with the house. The main rooms all have ceiling fans, as do two of the decks.

The house may especially appeal to work from home professionals. The mechanicals of the house are all new. Four routers and six hard wired connections in all the main rooms means wifi everywhere connected to 1 GBPS internet. Wifi runs up to about 700 MBPS, hard wired connections test out at close to 900 MBPS.

Many of the materials are used, such as barnwood I personally removed from the old Travis family barn east of Dorchester, (the land that time forgot). We also have some lovely used items that came from very expensive homes that were being remodeled. The list includes mirrors, vanities, light fixtures and granite countertops. We used antique doors throughout most of the house, some came from a farm house, some came out of an old school building in Healdton Oklahoma. One came from India! We have barn doors that lead to nowhere, kindly supplied to us from a local farm. While the house does respect standard building codes and works like a normal house, this is NOT your basic suburban home and does NOT look remarkably like most of the other homes in the U.S.

The house is well insulated and rather shaded under the trees. It is warm in the winter and cool in the summer when you run your units. Aircon units are new, and built into the walls. The house is about 10 minutes to Pottsboro, 20 minutes to Denison WalMart, and about 1/2 mile to the water (Lake Texoma). The only road is in and out, so there is not a lot of traffic. The area is quiet and safe.

The house is partially furnished, and most all those items need to stay with the house. The kitchen has a stove, refrigerator and microwave. The utility room has a second refrigerator (a smaller one), and a washer and dryer. All of those stay. There is some room for furniture on the first floor, you could fit in a couch and/or table downstairs. It will not take a lot of stuff to be able to move in, all you really need is your beds on the second floor. We can help move your beds to the second floor bedrooms for you.

The house has 2 barn style lean-tos (garages), which are integrated to the building, but built in the style of a barn lean to (see pictures). One is currently holding tools and materials for the ownership, though you could use half of that one. The other lean-to is a garage for the tenant, it has a concrete floor and you can park a vehicle there. It also includes a locking storage room with a work bench.

We are offering this very unique house for $1,600 per month. Deposit will depend on credit and the particulars of your situation. Deposit will be at least $1,500. We will be available to fix issues that may arise with the house. We built it, we lived with it from day one, we know it intimately. Tenant will not be allowed to make mechanical or artistic changes to the house without written approval. If there are changes to be made on this house, we will make them. As the house has many unusual features, it is NOT recommended for people looking for a generic home. The house was designed and built by and for people who accept and enjoy the unusual.
