"Many abandoned and boraded up homes. +/- 15 homes with in a six block radius have been condemned and removed in past 2 years. Excessive crime and gang activity. Unkept homes and lots. 50% + multi unit dwellings. Home values are over appraised and apprised values will never be met in an open selling market."
