A separate door opens out onto an upstairs hallway with the 3rd bedroom being just to the right, equipped with twin beds and more of the owner's stylish and tasteful decorations.

We do require a lease. With the property coming available mid-August 2024, we would like an initial lease to run until sometime in summer of 2025 or perhaps to summer of 2026. We collect "first month's rent" (pro-rated if moving in mid-month), "last month's rent," and the equivalent of a month's rent worth of refundable security deposit. We can consider a pet dog(s) and if we choose to accept the pet dog(s), we may or may not require an additional/separate refundable pet deposit. The property is strictly non-smoking. There is an attached 1 car carport and additional parking is available in the driveway. We do require tenants to have "renters" insurance. Tenant is required to put the electric power and natural gas bills into their name. Tenant chooses as much or as little cable TV and/or internet access. The home is on a well and a septic system, so there are no municipal water/sewer bills. Tenant is responsible for snow removal at the driveway and walkways and back deck. If the roof ever needed shoveling, the landlord would pay for that. Landscaping is a shared responsibility with landlord taking care of fall clean up and irrigation deactivation, spring clean up and irrigation activation, and landlord takes care of all planter bed maintenance; tenant is responsible for regular lawn mowing/trimming during the growing season. We hand over a very clean property at the outset of a lease and we expect to receive a very clean property back at the end of a lease, including mandatory professional carpet and area rug cleaning.
