A built-in underground space is used for film, music, and recording work. It connects directly to a built-in garage for easy loading of Music/Film equipment.
New AC system installed

The building has three layers of protection from heat to reduce the need for AC and reduce energy use. First, it is coated with Sun Shield, a material used on the space shuttle to reflect heat. Second, the walls are insulated with Eco-Friendly Cellulose insulation, a plant fiber used in wall and roof cavities to insulate, draught-proof, and reduce noise. Third, the attic is coated with Radiant barriers to minimize summer heat gain and reduce cooling costs. This combination of low-thermal-conductivity material reduces building heat loss and gain and reduces noise transmission.

Huge rooms can be used for audio/video/art/work spaces with direct access to the garage for loading.

"It’s one of the last historical neighbourhoods in LA to not be fully gentrified. It’s still quite lawless with sanitation and social niceties taking the back seat to reality and daily struggles. There is a sense of community but it feels quite divided between the old guard and new rather Central American or not. I’ve lived in Westlake for five years and thusly love and hate the neighborhood yet proud to call it home."
