Available April 2, 2024. This is a one and a half year old, spacious and airy town home with nine foot ceilings, lots of windows to let the sunshine in, and beautiful appliances and finishes. It has four bedrooms including one almost the size of the master bedroom, and measures 13 x 13 ft with its own balcony. The laundry room is fitted for both an electric or a gas dryer. There is a two-car garage with additional parking spaces around the building for your guests.

This is a lovely, walkable, neighborhood in a small city at the foot of the Sierra Mountains.

The post office, the famous Paul Schat's Bakery, Red's Old 395 Grill, many other restaurants, Dutch Bros coffee, an Urgent Care, baseball fields, the Sportsman's Warehouse, and the local firehouse, all within a ten-minute walk. Freeway access is only a five-minute drive away.

Lake Tahoe with its beaches and ski resorts, is only 25 minutes up the hill. There are many things to do here, hiking, mountain climbing, para-sailing, skydiving, freshwater scuba diving, hunting, swimming, sailing, jet skiing, kayaking, mountain biking, skiing, and snowboarding to name some, Indoors, there are movies, plays, concerts, museums, dinner shows etc. We have Virginia City for exploring history as well as the famous ghost town of Bodie, just two and a half hours away. There is something for everyone.

We will first be looking at renter applications that have gone through the Zillow background check. You can see those details on the website.

The lease is month to month.

The monthly rent is $2,600.00. There is an additional, non-refundable $500.00 cleaning, sanitation, and re-keying fee when you move in. This means that you will need the first month's rent, $2,600.00, the $1,000.00 Security Deposit (which could be refunded if there is no damage to the town home when you leave), and the non-refundable $500.00 cleaning deposit. Altogether, you will need $4,100.00 to move in. Your rental payments will need to be made on the first of the month through the Zillow rent paying feature.

At the end of your lease the town home will need to be reasonably clean and nothing left in the home or the garage. The cleaning deposit will be used to professionally clean the carpets and deep clean the house. Only the renters who are on the lease and have gone through the Zillow background check, may live in the home. Guests may only stay for ten consecutive days unless there is prior, written permission given by us. Pets are not allowed in the town home, even for visits. You may not pet sit other animals in the town home. You may not run a child day-care business in the town home. You may not run a business where customers are coming to the town home for goods or services. This is in the CC & Rs which we will give you a copy of. Smoking is not allowed in the town home, in the garage, on the front porch, or the upstairs balcony.

If there is damage to the town home and the repair costs exceed the $1,000.00 Security Deposit, you will be financially responsible for paying for professional repairs. We would really like to give you your $1,000.00 Security Deposit back! We will be responsible for scheduling all normal repairs, it is your responsibility to inform us of the need for repairs. All repairs will be done by contractors of our choosing. Ordinary wear and tear are accepted. We need to be informed immediately if there is a water leak anywhere. You may not mount a t.v. on any walls, please use t.v. stands, or furniture throughout the house. Hanging regular pictures on the walls is fine. You may not paint any of the walls, doors, or cabinets in the town home.

The two-car garage is for your permanent parking. Throughout the neighborhood, there are small, 4-space parking areas for guests. Do not plan to use the guest parking as permanent parking for any of your vehicles. Any third vehicle of yours or motor home, trailer, boat etc. will need to be stored off the property. Car repairs like oil changes, etc. are not allowed in the garage or in any public parking spaces.

This town home is in a quiet, wonderful family neighborhood and there are town homes on each side of our town home, so there are no loud parties allowed. Any gatherings will need to be respectful and contained in the town home.

You will pay for all utilities, trash, and internet. We hope to welcome you soon.
