The lovely Winston Salem Downtown condo building is named for Merschel Park. 1 Park Vista #510 is the condo apartment, 2 Bedrooms and 2.5 Bathrooms, located on the South East corner of the building, the premises are morning light and sunny. Windows have custom shades that block the sun when drawn but still give light and visibility for outside views. 10+ foot ceilings create a sense of space; and engineered wood floors fit right in. .
At the request of the owners, the condo apartment design was altered before the structure came out of the ground. Master closet entry was moved from the master bath to the master bedroom. The Wall Oven. and Microwave appliances replaced a broom closet, and a gas Cook Top and additional cabinetry replaced a Slide in Range/Oven. Book shelving for cook books was added to another kitchen location. A wine and beverage cooler made its presence known from the very beginning.
The Powder Room located off the Foyer welcomed a Martha Stewart Piece of furniture that was repurposed with the addition of a vessel and emanating faucet from the wall. A closet designer produced the configuration in each closet.The condo apartment is smoke and vape free.
Cabinetry was added to the free standing Gas Log Fireplace. Directly above it, there is space for the Tenant's television set. There is a sliding door to conceal it when not in use. There are doors to access the Covered Porch from the Kitchen and the Great Room.
There are two designated parking spaces in the OPV Third Street garage. One of the spaces has an EV charging station for the exclusive use of the Tenant in #510.
The building is in walking distance to Bailey Park, the WFU Medical School, the Arts District,The Stevens Center,The Baseball Park, and wonderful restaurants. Lots of different shops dot the Downtown location. Public Transportation is readily available and the road system provides easy access to major Highways.

Owner pays for water and twice a year check up of Heat Pump equipment Tenant pays for gas, electricity, cable, for 1 month deposit $2795 ;a nonrefundable cleaning fee of $150; HOA requires a move-in fee of $250. Landlord will pay for move out fee of $250.
Middle size dogs, in addition to small dogs and cats, are welcome. Landlord must approve pets. Tenant is allowed 2 pets. The cat fee is $20 per month; the dog fee is $30 per month.
