Description

Pine Tower sits in the heart of the University of Pennsylvania's favorite Off Campus neighborhood, Spruce Hill. Our tree lined street bustles with a community serving Penn and the entire University City District. With a robust commercial corridor just 2 blocks away, easy access to Penn & The University of the Sciences, and public transportation a block away, it's no wonder Pine Tower has been a neighborhood stalwart since 1985.

With the common areas professionally redesigned, every single unit features hardwood flooring, granite counters, decorator glass tile backsplashes, high-efficiency central air conditioning with a thermostat that you control, and huge walk-in closets with an abundance of storage.

Grad students and working professionals love Pine Tower for it's quiet atmosphere. 33 units of only studios and one-bedrooms assure an attentive ambiance. On-site high efficiency laundry, video security and monitored access, programmed intercom access, 24/7 maintenance, and ample permit parking though our neighborhood assures peace of mind for the focused professional.

We pay for water, sewer, trash, recycling, and bi-weekly common area housekeeping. We also provide complimentary 1 gig Xfinity Wi-fi. Tenant pays only for gas & electric (approx. $85/month in total).

The Knickerbocker team has been honored with both the University City Historical Society's top award for renovation and preservation as well as the Pennsylvania Apartment Association's Platinum Award for outstanding buildings. Knickerbocker Properties has been serving Philadelphia renters since before leg warmers, cassette tapes and Ferris Bueller had his day off. We are full-time managers and boast about our own 24/7 maintenance staff. Call or text us anytime to arrange a visit!

Knickerbocker Properties is an equal opportunity housing provider and does not discriminate on the basis of race, color, religion, national origin, disability, or familial status in the rental of housing.

"The actual campus area is what it is, but the more residential and community feel starting around Clark Park and heading west until 52nd Street is truly wonderful. Strong community vibes, very safe, robust public transit, lots of diversity, and excellent for bike riders. "

"Almost suburb feel just outside the heart of center city. All the perks of Philly with trees and families."

"I live in this neighborhood and sometimes it's very noisy - people talking and laughing loudly in the middle of the night. Sometimes groups of students are screaming and yelling on the streets. And it can happen that even in the middle of the day some Afro-Americans to scream uncensored words behind you. When you walk on the street people run purposely into you, they don't know to walk in their 'lane'. And on top of that there is so much trash on the streets. It's no fun to live in this neighborhood. Only if you have a job at UPenn or near you can still consider living in West Philly, other than that stay away from this neighborhood. Houses are overpriced and rarely are worth the money. The market is slowing down because the offer is so poor."

"We have lots of fun activities especially in the summer. One of my favorites is Movies in Clark park, where families can gather to watch a new movie outside. We also have porchfest, an annual local music showcase on people’s front porches. "
