As a property manager who values efficiency, I am seeking a proactive individual to address routine maintenance and upkeep tasks promptly. While I will cover major expenses like HVAC, septic, electrical, and structural issues, I am looking for someone capable of handling minor home repairs and typical upkeep such as fixing leaks, adjusting thermostats, unclogging drains, caulking, turning a screwdriver, and more. If you possess these skills and have a respectful attitude towards the property, its owner, and the neighbors, this opportunity may be ideal for both of us. Rest assured, this property does not require any attention at the moment. However, if such a need arises, I prefer not to have to lift a finger to get it resolved.

Responsibilities for utilities and services will be as follows: Internet, phone, water, electric, and pest if desired, will be the renter's responsibility. The owner will pay for regular bi-monthly lawn mowing from March 15th to October 31st.
*If additional lawn care is desired, it will come at the renter's expense.

In the event of any damages to the property, the cost of repairs will be taken from the security deposit. If damages occur and the renter wishes to have them fixed while still living on the premises, they must notify the owner of the damages. The renter and owner will then discuss plans to fix the damage(s) before any repairs are made.

Please note that any improvements to the property, such as a fence or covered parking, may be a shared expense should the owner be notified and a written agreement signed by both the owner and renter before any contracts are entered into or money exchanged or promised.

No parking in the grass.

Pets will require a deposit which will be returned in full unless there is damage.

Please check with your renter's insurance company to ensure your pet and any associated personal injury potentially caused by your pet are covered. If your pet is deemed a dangerous breed, it must be insured for no less than $500,000 in personal/property damages. I can assist in researching companies if this is something you've never faced before.
