Here are a few examples demonstrating the benefits of this premium location. Everyone goes grocery shopping. Publix Super Market and BJ's Wholesale Club are both within 3.5 miles from the house. When you are thinking about education you want to know that Sumter State College, Pinecrest Academy Charter School and Minneola High School are all within 3.0 miles away. If you enjoy dining out occasionally, there are several great restaurants nearby. The Crooked Spoon, Oakwood Grill, Carabbas' Italian Grill, and Texas Roadhouse (among others) are all within 3.0 miles from home. Retail Centers are close by, too. Target, Kohls, Lowes, Home Depot and many other nationally recognized retailers housed in local outdoor malls are within 5.0 miles of the house. Entertainment opportunities always add to the quality of life, too. Legends Golf Club, Clermont Bowling Center and the City of Clermont's Waterfront Park are all within 4.3 miles from home. Health care is a key component when choosing the best place to live. Orlando Health's South Lake Hospital is surrounded by private practice medical specialists affiliated with the hospital which is 1.6 miles from the Arbor Hill Circle property. Planet Fitness and the National Training Center are close by. The Orlando International Airport is 35 miles (50 minutes) away. There are many, many more relevant and beneficial places of interest that contribute to a fantastic quality of life in the immediate proximity of this classic Florida home. The house was built in 1998. In 1998 builders knew that having some space between houses is a good thing. This home is positioned on almost a quarter of an acre of land. Large lots are hard to find in today's new home market and if you do find a nice lot it is going to be expensive. If you do find a new home with a reasonable lot size the quality of life enhancing facilities and services listed above will be located a lot farther away. The roof on the subject property was replaced in 2019 and the water heater is three years old. The backyard is fenced with gates on both sides of the yard. This four bedroom, two bath home also features a screen enclosed covered lanai and an air conditioned bonus room accessible from the living room and the backyard. The kitchen is my favorite space in the house. The cabinets, counter tops and plumbing fixtures are of good quality. The kitchen is spacious, providing plenty of room for every day use and those special occasions when friends and family descend upon you for special events and holidays. The refrigerator, dishwasher and other kitchen appliances have been replaced within the last few years and are in good condition. The master bedroom is positioned on the south side of the house and the guest bedrooms are on the north side. Privacy at home is important from time to time.     "We just moved here from the Kissimmee area and couldn't be happier. We were looking for a small town feel, less traffic, and friendlier people - yet close enough to get to our Orlando jobs. The Clermont/Minneola area is beautiful with rolling hills and huge lakes that are great for fishing and boating. It seems like a growing area with new stores and restaurants popping up everywhere. We live in Oak Valley and already know most of our neighbors which is a far cry from our experience in the Kissimmee and Orlando Metro areas. Everyone is so nice here and welcoming. We frequent the local Tiki Bar off of Lake Minneola which seems to be a popular place for the locals. Sure, if you are looking for happening nightlife - stay in Orlando. If you want a bit of the country and simple living, come here."
