    This is Potomac River deep-water frontage 65' wide and 368' deep and 300' from the Potomac Edison dam #5, it is extremely rare to find deep-water lots on the Potomac for your boating, jet skiing, fishing pleasure. This lot has the 9th largest cave in Berkeley county on it, the documentation for it is in the docs section of the listing. There are (3) lots available, $79,900, $79,900, $99,900. This is lot #3 and the 3rd one you come upon and is the closest lot to Dam #5, it has a small building and electric is available next to the lot, the lot is split by a lane that has a right-of-way for Potomac Edison, the lot to the uphill part of the lane has 30-40' of flat land and then proceeds very steeply up the cliff for probably 200', a house could be built on the cliff but you would need to get a right-of-way from the homeowner adjacent to it, the property surrounding the lot where the access lane is, is in the flood area and any structure should be on stilts, this lot is level to the left of the lane and goes straight to the Potomac, perfect for a dock, new gazebo, boat ramp, etc., you would not be allowed by the county to install a conventional septic system, therefore you would have to install a tank that would have to be pumped when needed(this is to be confirmed by the buyer with Berkeley county). The next lot is lot #2 and is $79,900 also and it contains .48 acres and is 401' deep from the Potomac and is 56' wide, it contains a septic tank that is buried and has an electric pole, the next lot #3 is $99,900 and is 61' wide and 368' deep from the Potomac and it contains an older building and has electric available and in the rear is the 9th largest cave in Berkeley county(Fox Skull Cave) and there is documentation on the cave in the listing docs. If a buyer is interested in all three lots you would have a total acreage of 1.5 acres and only one neighbor(a large home next to lot #1). Any of these lots would make an excellent place to bring your boat or RV or construct a cabin on stilts.

However, crime tends to be drawn into the neighborhood from time to time from the trailer park located behind our development. Sadly our development has no pool, or any type of community or recreation center to offer the children. "

      "I used to live in the Brookfield Community, when I fiirst moved there it was a great place to live and raise children. Times have changed, the area has gotten worse. There is no police presence as they are abot 5 miles away from the community. The residents of the adjacent trailer park ride atv's and motorcycles at all times of the night. Trash litters the sidewalks and dogs often walk unleashed and leave their mess on private lawns. This is the same area that a former homeowner was killed by his landscaper over what had appered to be drug related. Buyers beware!"
