Lot is just beyond the end of Sherman Ave off of Harmony Rd. Per information received from local building permit engineer: "This parcel of land would be very difficult to develop. There is the Open Space Zoning running through where the existing stream channel is which requires a 100-foot buffer in both directions. The proposed house MUST be outside the Open Space zoning limits. The site appears to be in the Critical Area which does not permit disturbance within the buffer or steep slopes of 15% and greater without a variance. There would also need to be a modification to the code to disturb the steep slope 25-foot buffer. The variance and modification process are not a guaranteed approval and the County would lean on the Buyer to minimize impacts, reducing house size, clearing and grading ability"."

It is sometimes hard to remember names quickly but dog names are fast and can save you in a jam. The whole neighborhood his 3.2 miles so walking your dog here can really get you some steps!"
