    Description

Sattler Oaks Ranch is a 33 acre property for sale in Spring Branch, offering usable terrain, mature oak cover, and paved road frontage along Sattler Road. The land has been selectively cleared, creating a park-like setting with minimal elevation change and multiple homesites across the property. The property is level to gently sloping with approximately 20 feet of total elevation change. Mature oak trees are spread throughout, and prior clearing has opened the understory while maintaining canopy and shade. The layout supports full use across the acreage with multiple build sites and flexible orientation. The property is fully high-fenced on all four sides. A dedicated 60-foot wide entrance off Sattler Road provides direct access. The property supports native wildlife and is suitable for agricultural or wildlife exemption. The fencing and layout allow for controlled use, whether for recreation or future management. Water well data from nearby properties indicates typical depths between approximately 200 and 375 feet, with reported production ranging from 10 to 100 GPM. Sattler Oaks Ranch offers a usable Hill Country tract with mature oak cover, paved access, and a layout suited for residential use. The combination of location, accessibility, and land usability is not common for properties of this size in the Spring Branch area.
We estimate this home will sell faster than 88% nearby.

"We have neighborhood fish fry, chili cook off, weekly food trucks, Halloween hay ride. Great amenities with pool, pickleball court and beautiful park and fishing pond. Everyone is friendly and neighbors help each other out. "
    • Tracy Ann Williams
"I have lived here for over 25 years and I never want to move away. We enjoy a low POA annual fee, a beautiful park on the Guadalupe river for members only. Peace and quiet abounds, white-tail and axis deer are abundant, as are fox, raccoons, armadillo, o’possum, rabbits, ring-tail cats, many songbirds, coyotes and even mountain lions are seen occasionally."
    • M56irsul
"There are no parks with soft grass to run in. The streets are chip sealed which is rough on their paws"
    • Dewaywilliams
