    About this House

Prime Opportunity in Brown Ranch – Ideal for Custom Homes or Spec Builds Looking to build a custom home or invest in your next spec project? This lot in Brown Ranch, one of Montrose’s most desirable master-planned communities, offers the space, infrastructure, and setting to bring your vision to life. With a minimum main-level build of 1,700 sq. ft. (excluding garages), there’s plenty of room for thoughtful design—whether you’re creating a one-of-a-kind residence or a market-ready spec home. There is no time frame to start construction. Utilities are already in place. Water and sewer taps will be paid by Buyer at time of construction. Brown Ranch is designed with long-term value in mind: open space is preserved rather than packed with homes. This means more privacy, better views, and enduring curb appeal—all strong selling points for future homeowners. Lot sizes in the community range from approximately ¼ acre to ¾ acre, giving each home breathing room and making it easier to meet today’s buyer expectations for space and comfort. Located in a quiet corner of southeast Montrose, the neighborhood offers a peaceful, natural setting where deer and wildlife still wander—yet you're just minutes from the Montrose Community Rec Center, restaurants, shopping, and The Bridges Golf Course. Whether you're planning your dream custom home or building a home to sell, this lot offers a rare blend of location, flexibility, and long-term value. Build smart. Build where it matters.

"I love my community. my neighbors are quite most of the time. my home insulated so as long as my windows are closed we hear very little.of course we are old so most of us don't hear great anyway. The park is beautiful but I never see anyone using it. kids ride their bikes back and forth so they are using it. I just never hear anything from the park."

    • Misty
"We have local bands that play in town. They come together in town square on Saturday mornings. It is really a great thing to watch! I love seeing the kids running around looking at all the booths. "

"Everybody takes care of their property. There are very few cars parked on the street. It is very quiet. Most people have an extra garage that matches their house so they can store all extra vehicles boats or other toys. It keeps the neighborhood looking really nice and clean."
    • Ann S.
"This is a super nice area, very clean, safe and affordable!! Beautiful entry way to neighborhood gives it an upscale feel...not your typical "mobile park" setting. This is truly a neighborhood. with great amenities such as scenic walking paths through vast open space where you can run your dogs, or just enjoy a leisurely walk. There is a playground and also a community center to use for your parties, get togethers and meetings. Snow removal in the winter is included, so it makes it an easy, comfortable place to live, making it easy for families or the perfect lock and leave property! Within 5 minutes or less of downtown. Shopping and all schools are close by. Montrose itself is a clean, safe, comfortable sized community. It has all the amenities you need with a mild climate and 300+ days of sunshine, and yet close to skiing and snow shoeing, biking, hiking, jeeping, camping, and only 5 hours from Denver!...you name it Montrose area has it ! It's a great place to call home!"
    • Danigex
"We are conveniently nestled on the western slope of Colorado between the Rocky and the San Juan mountain ranges. Perfect for everything from Skiing in the Winter to golfing, hiking and fly fishing the rest of the year. "
    • Jessie A. M. G.
"This is a beautiful safe neighborhood to raise children or just retire. Located south of town with shopping and the best elementary school within 2 miles. "
    • durangokid74
"I have lived here since my home was built in '06, and love the quiet and peace of the neighborhood. The views of the mountains are incredible here, especially if you have a home orientation like mine - south, 180-degree span of the east mountains, west Uncompahgre Plateau, and San Juans to the south. Ours is a very friendly street -- we all know each other, but do not impinge on individual privacy. "
