This 100.36 acres is a nice property for a homestead, hobby farm, horse property, cattle grazing, or investment property. Great country living, but just 9.5 miles from Comanche, TX, just 35 miles from Brownwood, TX, or 125 miles from Fort Worth, TX.The property is heavily wooded in the middle with post oaks and live oaks, about 30% total. Remaining pastures have been cultivated in the past and currently coastal and native grasses are plentiful. There is a 75 ft. water well on the property that will pump 8 to 10 gallons per minute. The pump is run by solar power. There is very good 6 wire fencing in place around the perimeter. T-posts are in for cross fencing. Electricity and County Water is on the property on the County Road 110 side and is available from most other sides of the property. There is 3,000+ feet of paved Hwy 36 frontage. County roads are on all other sides.There are deer and other wildlife on the property. Just 23 miles from Lake Proctor, a vast lake of over 14,000 acres known for great fishing of bass, shad, and crappie. This lake is recognized as one of the best hybrid striped bass lakes in the state. Proctor Lake is also the home of PAR Country Club noted for its beautiful 6,072 yard Par 72, 18 Hole Golf Course.

"Traffic and hassle free. I live less than a mile away from my job and a few blocks from stores and restaurants in town. Regardless it takes 5 minutes to get from one end of the town to the other. I do not have anything to complain about as far as my commute goes "
