About this House
This surprising roomy home is perfect for couples or small families looking for one of the best locations in Houghton/Hancock. The waterfront property overlooks the Portage canal to the south with nothing but forest to the west and north and a quite neighborhood street to the east. Very private yet within walking distance to downtown Hancock.
My wife and I live/work in Stockholm, Sweden but really love this house and hope to come back to it someday. This is not a pure commercial rental, but rather we would like tenants who will look after and take care of it while we are gone. When we are home, we spend a lot of time keeping up on maintenance to keep a high standard. It is a really great place that we love and think you will too.
The entire first floor was remodeled between 2010 and 2012, including a new 600 sq.ft. deck off the south side, perfect for morning coffees and evening grill parties. The south side has large windows in every room overlooking the water with triple pane, high efficiency glass to keep it cool in the summer and cozy warm in the winter. The floor has two bedrooms, 1.5 baths, kitchen, dining and living rooms, and an attached one car garage that can fit a smaller vehicle but is more functional as a workshop/shed storage.
The partially finished basement has one finished bedroom, perfect for guests, a teenager, or a fantastic office. There is also laundry, a makeshift bathroom (technically making the house 2 baths), and a huge open area that opens up to the yard under the deck. Even though the basement is not entirely finished, it has lots of windows that are the same high efficiency units as the main floor, making it light and comfortable. There is also plenty of storage space, both upstairs and down.
Heating is provided by a natural gas boiler and zoned hot water distribution. The water heater is brand new and also uses natural gas. 10 inches of insulation were blown into the attic this year, so between than and the windows the gas bills are pleasantly low. The appliances are all electric and recessed, dimmable LED lighting is installed in the kitchen and living rooms. A lawn mower is supplied and the grass is expected to be kept cut, however mowing service can be arranged. Snow removal is easy with the short driveway and neighbor's plow, and roof shoveling is handled by us as needed.
One unusual request we have is that you agree to take on a roommate, our 12 year old cat Kaymen. We moved him from the house in 2010, about 15 miles south of the canal. After three months he disappeared and thought he was gone. When we returned to the house 9 months later, we found that he had somehow made his way back to the house (across the canal!) and had been surviving with the neighbors help. At that point we decided that it was his house more than ours and have asked tenants to watch after him ever since. He is up on vaccines and we pay for ALL expenses with a card kept on file at the local vet. Litter is easy since he almost never uses it. He is like a dog and prefers to go outside (no surprise), making him very low maintenance. He is a very loving roommate to have around and all of the previous tenants say he is "the coolest cat."
No smokers please and mature dogs are welcome. No puppies or other cats for both Kaymen and wear on the property. The house is partially furnished (one bedroom, living, kitchen) but can be provided unfurnished if necessary.
