This is one of the most unique mountain lots available within easy driving distance to Los Angeles. It provides peace and quiet in a large half-acre property (approximately 0.60 acres) in Deer Lodge Park, Lake Arrowhead. It’s close to the lake at Arrowhead, but with a more rural feel and closer to nature. With only distant neighbors around, this large parcel offers seclusion and is a street-to-street, down-slope property bordered by two paved, County-maintained roads, each of which has access to power and water. The lot has 140 feet of frontage on Brook Lane (on the south edge of the parcel) and 145 feet of frontage on The Circle (on the north edge of the parcel). Plus, it has many large trees, views of the Pinnacles Mountains and a seasonal stream.
Picnic & Nature Area - Before building, you can use the property for picnics and “getting back to nature” as we do now, since the slope is relatively gentle with flat areas to set up chairs and hammocks. The property has many Ponderosa Pine and Cedar Trees, as well as a very unique tree with a trunk that extends horizontally for part of it before turning vertical again. It’s the perfect place to install a swing or hanging chairs and we’ve done that as two of the pictures show. Also, you’ll see three hangers for bird feeders on three large trees and a bird bath in the middle of the lot.
Building Location - But it would make a great home location because of the following: its availability to utilities (electricity and water on both north and south sides of lots - from Brook Lane and The Circle), it has many large trees, a nice view of the distant Pinnacles Mountains, a seasonal stream, and there are no houses close by to disturb the views.
Once you build, you would be able to sit on a back deck, watch birds and butterflies flying through the trees, and not see another home, unlike most of the other lots in the Lake Arrowhead area. Deer Lodge Park is a 10-minute drive from the lake and therefore is quieter and doesn’t have the home density and traffic that most of the Lake Arrowhead area has. It’s a special place if you want a measure of seclusion and not feel like you're in a housing development. Plus, there is a stand of large Ponderosa Pines in the middle of the property that would be a great location for a tree house. In fact, you could run a rope bridge from your back deck into the trees with or without a tree house. The lot has amazing potential for a creative mind.
There is only one house anywhere near the lot and it is located at 1337 Brook Lane, about 300 feet away from the lot on the east side (see photo). As can be seen, there's plenty of room between the existing house and my property. On the west side, there's a house about 1,000 feet away that you can't see at all from my lot. When standing on my parcel among the trees in summer, you can't see another house. You have to inspect the property to understand its uniqueness compared to other properties in the Lake Arrowhead area.
Unique Parking - My lot has the potential for unique parking since Brook Lane connects with a non-maintained spur-road at the west side of the lot. Because this spur-road is not maintained, no one can drive on it, and you can park at the top of it with multiple vehicles or an RV safely out of the way of cars that drive on Brook Lane, which is maintained by the County.
Price, Financing & APN - The overall price of $34,500 breaks down to a very reasonable $3,100 per lot (the half-acre parcel is comprised of 11 lots assembled together).
