Duration: Lease term is one year.

Rent Amount: Monthly rent is $1750, payable on the 1st of every month.

Security Deposit: A security deposit equivalent to one month's rent ($1750) is required upon signing the lease agreement. This deposit will be refunded at the end of the lease term, subject to any deductions for damages beyond normal wear and tear.

Termination: Early termination of the lease agreement is subject to strict conditions:
a. Tenant may terminate the lease early by providing written notice to the landlord at least 30 days in advance.
b. In case of early termination, tenant agrees to pay an early termination fee equivalent to two months' rent ($3500), in addition to any outstanding rent payments owed up to the termination date.
c. Landlord reserves the right to terminate the lease agreement if tenant breaches any terms outlined in the lease, including failure to pay rent, violation of property rules, or illegal activities on the premises.

Cooking Preference: Due to the absence of a vent or chimney, it is preferred that tenant engage in minimal cooking activities that may produce excessive smoke or odors. Tenant is encouraged to utilize alternative cooking methods such as microwave cooking.

No Dishwasher: Please note, there is no dishwasher provided in the unit. Tenant is responsible for manual dishwashing and maintenance of kitchen cleanliness.

Maintenance: Landlord will be responsible for routine maintenance and repairs necessary to keep the property in a habitable condition. However, tenant must promptly report any issues or damages to the landlord.

Subleasing: Subleasing of the property is strictly prohibited without prior written consent from the landlord.

Pets: Pets are not allowed on the premises.

Noise and Disturbance: Tenant agrees to maintain reasonable noise levels and not to engage in any activities that may disturb the peace and quiet of neighboring units.

Property Alterations: Tenant must obtain written permission from the landlord before making any alterations or improvements to the property.

Insurance: Tenant is advised to obtain renter's insurance to protect personal belongings against theft, damage, or loss.

Legal Compliance: Tenant agrees to comply with all local, state, and federal laws and regulations pertaining to the occupancy and use of the property.

Occupancy: The premises shall be used solely for residential purposes by the named tenant(s) listed in the lease agreement. Any change in occupancy must be approved by the landlord.

Renewal: Tenant may have the option to renew the lease agreement upon mutual agreement between the landlord and tenant, subject to any changes in rental terms or conditions.

Governing Law: This lease agreement shall be governed by the laws of the State of California.

    "I used to work in Tracy and did a reverse commute to Tracy from San Ramon. I've seen a lot of growth since then. Neighboring Mountain House was just being developed. Now, Tracy is booming and real estate values have gotten out of hand even for Tracy. The Tracy Hills development is crazy expensive and there is currently no infrastructure there. If you can afford to live in Tracy, the Redbridge area of homes is best. Reminds me of a bygone era of tree lined streets and and beautiful homes with some being semi-custom. There is not a lot to do here, the mall is small and the only restaurant that is worth going to is Texas Road House. Most residents would likely travel to Livermore's downtown less than 20 mile west to enjoy great food and wineries. All in all, this is a "bedroom community" with a lot of commuters heading out as far as San Jose to work yet wanting to afford a home and build some roots."

    "DREADFUL! If you leave and head west between 5am and 9am, the commute to Livermore is minimum 45 min to max 1.5 hr. Commute at this time to SF 2.5 hr to 4 hr. Commute to San Jose 2.5hr. If you are on Altamont pass between 2:30pm And 7:30pm expect the same "

    "Music festivals bring in local musicians and musicians from the area. The music is very good and they set out chairs for you and there are a variety of food sold from trucks and beverages. Also the local restaurants are open and cater to the crowd. Farmers markets are nice to go to to support local farmers. There are many other events including Tracy Lions groups breakfast fundraisers. They have ball draws and events at the Elks Lodge. Check the Tracy Press online for more."

    "We don’t have community events here other than garage sales or neighborhood forum on social media. Where the people of Tracy reports things that are happening in our area. Sometimes it’s positive other times it can be quite alarming, but despite all of that I still love it here. Within 5-10 minutes we have multiple banks, DMV, Mall, Movie theater, car dealership, Costco,target, homegoods, Marshall’s, Home Depot, target, Walmart. Etc"
