Description

This is a tiny house style modern cabin on a 1 acre private lot. 5 minutes from downtown Sylva, 3 minutes from Dillsboro, and 12-15 minutes from WCU. Amenities include x2 outdoor covered porches (included in square feet), a stone patio, site-surrounding landscaping, a shade rock garden and small pond, solar lights, a firepit area, a 120 sq ft storage shed, 2 parking spaces, built in furniture, and a chicken coop / run. Applicances include an induction cooktop, instant hot water heater, marine propane heater for emergency heat, mini-split HVAC, washer & dryer, ERV, dehumidifier, and fridge. 1 small pet under 25 lbs allowed, two adults maximum. Landlord provided water and sanitation costs, all other utilities per Tenant.

12 month lease term with month-to-month option after. Tenant is responsible for paying utilities electric, propane use, and internet. Water and sewage are included. Trash must be taken to the free recylcing center (there are two within 2 miles). No smoking indoors. Only one pet will be accepted with deposit. Tenant expected to maintain and upkeep the small grass area and garden space if used. Tenant is expected to notify Landlord immediately of any issues or maintenance required. Tenant expected to carry renter's insurance or sign a waiver denying coverage. Background and credit check will be required. A former landlord reference is preferred.
