Rental Criteria & Tenant Screening Disclosure

All prospective adult tenants are subject to consistent rental screening. The following information may be obtained and considered in evaluating an application:

Identity: Applicant must provide sufficient information to verify identity.

Income/Employment: Applicants should demonstrate verifiable gross household income of at least 3 times the monthly rent. Employment, income, assets, employer-paid housing, or other lawful sources of funds may be used for verification.

Credit: A consumer credit report may be reviewed. A minimum credit score of 700 is preferred. Credit history may also be evaluated for significant delinquencies, collections, charge-offs, bankruptcies, or other information relevant to the applicant's ability to meet rental obligations.

Rental History: Satisfactory rental history is required. Previous landlord references may be contacted and payment history, care of prior rental property, material lease violations, and other relevant rental history may be considered.

Eviction/Housing Court Records: Legally reportable and permissible eviction, unlawful-detainer, and related civil records may be considered. The circumstances and disposition of a matter may be considered; the existence of a court filing alone will not necessarily result in automatic denial.

Criminal History: Legally permissible criminal-history information may be considered. Relevant factors may include the nature, severity, recency, circumstances, and relationship of the offense to legitimate concerns regarding persons, property, or the tenancy. Application Information: Materially false, misleading, incomplete, or unverifiable application information may result in denial when permitted by law.

Property Policies: The property is non-smoking and pet-free, subject to applicable laws concerning service animals and reasonable accommodations. Subletting is not permitted without written authorization.

"We have lived in Sumner for the past two years and we absolutely love the community feel here. Neighbors are friendly and helpful. When the fires in Bonney Lake got close to our neighborhood, the first responders were kind and kept us alerted. The schools are great, the parks are clean, and the downtown area has the best little shops! "
