About this House

Please, read through the entire description!

A 3 Bedroom, 2 Bathroom Condo in a 4 unit building Located in the Tahoe Village Upper Kingsbury area directly off of Tramway with close access to Heavenly Ski Resort's Stagecoach and Boulder Lifts and Lodges.

A 10 month lease (09/01/2026 through 06/30/2027) is available. This lease arrangement may work out well for the tenant who would like to travel during next year's summer months without having to pay rent! The owner would like to occupy the unit for those two summer months. If desired there is a good possibility of a new 10 month lease (09/01/2027 through 06/30/2028) after the completion of the first lease.

A 700 or above Credit Score is required. Monthly income must be verified and be at least 3 times the monthly rent. No evictions and or convictions.

This Beautiful unit comes with a Panoramic View of the Lake, Mountains, Granite Outcroppings and Forests of the Tahoe Basin. A very Tranquil, Quiet Park like Ambience with sunlight coming in from windows on all four sides of the unit. Not your typical windowless condo walls. Very Cabin like feel to it, but with 1,294 square feet too. Highest unit in the building with No Neighbors above making unpleasant noise. Vaulted, Beamed ceilings throughout the Living Room, Kitchen, Bedrooms and Loft. Striking Gas Fireplace with a Southwestern design and a Gas wall heater with electric baseboard heaters in the bedrooms for added heat protection. Washer / Dryer upstairs in the 3rd bedroom loft. It is largely furnished with the primary pieces of necessary furniture. No bedding, linens, towels, etc are included. The kitchen has a dishwasher and all the primary kitchen appliances. There is a very minimum amount of kitchenware included for your use.

When conditions permit you can ski directly down to the Boulder Lift and Lodge.

The building and the unit are not party houses. All of the owners and inhabitants expect privacy and subtlety. Each inhabitant, including the tenant of this unit, are responsible for shoveling the snow from their unit down to the parking lot when they are occupying the building. Additionally, it is the tenants responsibility to guarantee during the cold weather season that the unit's water pipes do not freeze up by keeping the thermostat adjusted with enough heat at all times.

Unfortunately, No Pets and No Smoking are allowed since the unit is carpeted with a plush expensive carpet throughout, which conserves the heat in the unit. Tenant pays for Natural Gas and Electricity. The owner pays for Wi-Fi, Water, Sewer and Trash collection. Additionally, the owner pays for the parking lot to be plowed, for Tahoe Village's streets to be plowed and for a basic cable TV plan. No subletting and all adult occupants must be vetted and on the lease.

If necessary, the condo could be available by prorated lease terms on 08/20/2026. No Smoking! No Pets! See description for other conditions.

"I have lived in this area for 3 years. It is very safe and quiet most of the time but the concerts from the arena at Harvey’s can be heard when I have my windows up. "
  • Msuzharris8
"Lived here for 3 years, very quiet, safe and convenient as far as getting to a store quickly. Also very nice to have the park close by. "
  • Chad H.
"Quiet, safe neighborhood with parks near Heavenly Ski Resort; slow-paced streets for the most part, public transit to and from South Lake and the Valley..."
  • Scottos3
"Beautiful views of lake Tahoe and easy access to heavenly resort for skiing or mountain biking. Peace and quiet"
  • Daniella C.
"It gets really cold as soon as the sun goes down. There are bears in the area so don’t leave food or trash out. "
  • Jkdotcom
"Good stuffs should enjoy the area all in good fun and leisure if you have time for commute since not a lot of jobs are close but that should be a considlderation "
  • Gannesley
"Close to skiing - close to Lake Tahoe, beautiful views, clean air, friendly people, solid middle class, not overwhelmed by tech people..."
  • Ralph N.
" Termites, bears, broken kitchen counters and cabs, kingsbursy has tremendous road noise, huge amount of yard work, roof questionable."
  • Drew K.
"I'm a Realtor who works and lives in this area. I think it's a phenomenal neighborhood and hope to stay here a long time. I'll provide a list of pros and cons. PROS: * Close to Heavenly Mountain Resort * Close to the casinos and Lake Tahoe * Very quiet and peaceful * It's at the top of the ridge, which means incredible views and lots of outdoor activities just steps away, including the Tahoe Rim Trail. * No multifamily residences * Higher number of full-time residents compared to other areas of Tahoe * Almost 0% crime rate. I have friends who leave their cars unlocked with keys in the ignition. CONS: * At the top of the ridge, the snowfall is heavier than at lake level. * Streets and driveways can be sloped, which can make them difficult to navigate in snow. * Lots can be sloped to the point where they are unusable as yards. * No gas station or grocery store (2.5-3 miles away)"
