Neighborhood is walkable to several excellent restaurants and convenient to the 51 freeway and shopping.

Twice monthly lawn service, and City of Phoenix water/trash service bill up to $200 a month is included in rent. Quantum fiber or Cox internet is available in the neighborhood, tenant will need to secure internet service, SW gas and SRP electric. Brinks security system installed in home if tenant chooses to activate and maintain.

Owner pays City of Phoenix water and twice monthly landscaping service. Tenant pays all other costs and deposits for utilities and internet/cable services. Only tenants who's names are on the lease are allowed to occupy property. Lease is for 12 months. Deposit of $2500.00 may be partially refundable based on condition of the home after lease duration met.
Tenant is responsible for maintaining smoke and carbon monoxide detectors and security system if they choose to activate it.
Tenant will need to provide reference from previous landlord and demonstrate credit score of 650 or better.
Small dog (20 lb or less) may be allowed upon approval of owner.

    "There are a few hiking spots close by, there is a nice running trail that runs alongside the canal and Camelback Rd. Southwest Human Development makes its home here supporting early childhood for much of Maricopa County. There’s no shortage of businesses around here. This area borders the more well to do Arcadia and Biltmore neighborhoods as well as the more decidedly homeless and drugee scene that runs South of Thomas Rd. It’s a typical Phoenix neighborhood otherwise."

Also, at times there are coyotes about. Most of the time they run. Away from people, but I imagine owners with small dogs might feel a bit nervous to see one. "
