No pets and no smoking policy - this is an absolute requirement.
Move in requires Deposit, First and Last month's rent - this is an absolute requirement.
Additional costs to renter are propane, electricity, water, sewer, internet and garbage collection.

History, we remodeled the house (built in 1880s) for ourselves in 2017 but moved away due to work. It is a nice house. We try to be really good landlords and in return ask for good tenants. Middletown has a delightful small-town California feel. As its name implies, Middletown is a jumping off point for the surrounding area including NAPA, Sonoma and the greater Bay area.
This is our private home, (rent direct from owner.) We want it to be treated well. The good folk who are currently renting our house will be moving out at the end of May. I will be at the house through the first week of June doing a thorough cleaning and any touch ups and tweaks that might be needed. This is an opportunity to view the house and meet in person.
Experiences in the distant past have caused us to become familiar with the eviction process and to be more diligent in vetting. I will check credit, references and rental history. An application will need to be submitted prior to viewing. References required. All occupants over 18 will need to read, sign and adhere to a lease contract. Prior to move in the contract must be signed plus first, last and deposit. Max of 4 humans in the house. No pets. This really means no pets. zero. No smoking. None. Zero. Tenant is responsible for all utilities. Heat and hot water are on a propane tank which is tenants' responsibility to keep from running out and to fill at the end of the lease. The lease starts at six months and then transitions to month-to-month.
