Utilities Not Included: Rent includes weekly housekeeping, landscaping, pool & pond maintenance, pest control, internet, and trash services. Tenants are responsible for water, electricity and gas.

Parking: Up to 5 cars allowed in the driveway; overflow parking is available for guests.

Property Access: Homeowners may need occasional, non-disruptive access to the garage, which is locked for storage of personal belongings.
House Rules and Property Policies

Quiet Hours: 9:00 PM - 8:00 AM; please respect our neighbors and keep noise to a minimum.
Visitors: All visitors not listed on the lease must be pre-approved. Maximum occupancy limits must be observed.
No Smoking or Parties: Smoking, parties, and any illegal activity are strictly prohibited.

Medical Exemption to Pets/Service Animals: Due to severe allergies, no pets or service animals are allowed. Fines and deep cleaning fees apply for violations.

Pool Safety: A Pool/Pond Addendum must be signed prior to lease start. No glass is permitted in the pool area. The pool is naturally heated during summer/fall, while hot tub heating is included and should be turned off when not in use.

Ongoing Property Maintenance
This 2-acre property requires regular professional maintenance, which will occur during your stay. Scheduled services include:

Pool Maintenance: Thursdays between 10 AM - 12 PM (may vary).
Pond/Waterfall Maintenance: Twice a month on Mondays.
Landscaping: Twice a month by Neto & Team.
Pest Control: Monthly, using eco-friendly essential oils.
Additionally, a housekeeping team will provide cleaning once a week

Additional Policies

Respect for Property: No shoes inside; slippers provided. Food should remain in kitchen or dining areas. Avoid touching or handling displayed artwork.
Care of Furnishings: Dry off before entering the home or sitting on furniture. Use drying racks/hooks for wet pool towels. Lift suitcases to avoid damaging Saltillo tile floors.
Parking Rules: Up to 5 cars may park in the driveway; guests may use overflow parking as needed.

    "The neighborhood is a mix of retired people and new families. It’s not as communal as other cities I’ve lived in with many people driving in and out of the community and then staying inside or in their backyard. The gates parks prohibit kids meeting there unless they belong to an association. It’s odd to see a gated park that children cannot play on , meet new kids that live across the street, etc. I’m used to larger cities where there are more public places to gather, meet your neighbors, and create a stronger community."
