No smoking anywhere on the property (inside or outside). A $500 smoking penalty fee will be applied if violated.

Access & Security
You'll enjoy a private entrance with keyless entry for your convenience. A unique door code will be provided once your booking is confirmed, and each reservation receives a custom code that automatically expires at checkout for your safety.

Essentials Provided
We provide a starter supply of toilet paper, paper towel, shampoo, body wash, dish detergent, hand soap, and among other essential. Once those are used, guests are responsible for refilling any additional items needed during their stay.

Pest Control
We perform regular pest control treatments to keep the home comfortable. As the property is close to nature, it's still possible you might occasionally encounter a critter or two.

Late Check-Out Policy
Late check-out requests must be made at least one day in advance and are subject to approval. Approved requests are billed at a percentage of the nightly rate. Please note that unauthorized late check-outs incur a fee of $50 per hour.

Utility Policy (Long-Term Stays)
For stays of 14 nights or longer, utilities (gas, water, and electricity combined) are capped at $300 per month. This allowance is typically more than sufficient. In rare cases where usage exceeds the cap, overages may be billed separately.

Rental Application Qualification Guidelines

To ensure the highest standards in our rental community, we have established the following qualification criteria for all applicants:

Identification and Social Security: Applicants must provide current photo identification and a valid social security number.

Income Requirements: Monthly household income must be at least 2.5 times the rent amount. All income sources must be verifiable, as unverified income cannot be considered.

Credit and Legal History:

Applicants must not have any evictions or unpaid judgments from previous landlords.
A responsible financial history is essential, with a required credit score of at least 600.
Background Check: A thorough background check will be conducted on all applicants over 18, which must reflect a pattern of responsibility.

Non-Smoking Policy: All applicants must be non-smokers.

Occupancy Limit: Occupancy is limited to two people per bedroom.

Lease Term: Minimum lease term is 3 months.

Additional Security Measures: If an applicant does not meet one or more of the above criteria, the landlord may, at their discretion, require compensating factors such as an additional security deposit or a co-signer (guarantor) for qualification.

Selection Process: In cases of multiple applicants, tenancy will be offered to the most qualified individual(s) based on these criteria.
