Rental Application Qualification Guidelines

To ensure the highest standards in our rental community, we have established the following qualification criteria for all applicants:

Identification and Social Security: Applicants must provide current photo identification and a valid social security number.

Income Requirements: Monthly household income must be at least 2.5 times the rent amount. All income sources must be verifiable, as unverified income cannot be considered.

Credit and Legal History:

Applicants must not have any evictions or unpaid judgments from previous landlords.
A responsible financial history is essential, with a required credit score of at least 600.
Background Check: A thorough background check will be conducted on all applicants over 18, which must reflect a pattern of responsibility.

Non-Smoking Policy: All applicants must be non-smokers.

Occupancy Limit: Occupancy is limited to two people per bedroom.

Lease Term: Minimum lease term is 3 months.

Additional Security Measures: If an applicant does not meet one or more of the above criteria, the landlord may, at their discretion, require compensating factors such as an additional security deposit or a co-signer (guarantor) for qualification.

    "Most dog walkers are friendly and respectful picking up after their dogs. The neighborhood works well together when an owners dog gets loose. We have beautiful parks, mountains with great trails for walking. There are dog groomers and pet stores available. So many neighbors have picked up stray dogs, brought them to get checked for a chip so that they can be reunited with their families."
