The cozy little cottage feels spacious and bright, and with inspiring vistas all around is no town apartment. You will enjoy the simplicity of paying only rent and its power bill, no yardwork, totally free to focus on your thing. Included in rent price: washer and dryer, internet/Wi Fi, water/sewer, garbage service, lawncare, driveway snow removal, parking next to home, shared bicycle and storage shed, walking areas on the farm.

Away from the fray and off busy roads it is only 2 minutes to Gallatin Gateway, 15 minutes to Bozeman and MSU, 30 minutes to ski either Big Sky or Bridger Bowl. Excellent paved roads and maintained access. Available November 7, 2026.

This is a place to relax surrounded by mountain views or enjoy the firepit and quiet walks along the canal watching the eagles and plentiful elk and wildlife. Hike popular mountain trails 5 minutes away and bicycle one of the most scenic byways in the Valley outside your door.

Socialize 2 miles away at Gallatin Gateway's famed local pubs, including weekly live bands and dancing, or head to Bozeman. Relax in the mineral waters of Bozeman Hot Springs with live entertainment poolside in summer, 9 miles up the road, or be at Hyalite Lake in 20 minutes. Take in the wild scenic drive along the Gallatin River and through the Gallatin National Forest to West Yellowstone 75 miles to the south.

Kitchen, bathroom and laundry are fully furnished including linens and starter supplies, large shower, iron/board, floor-vac, pantry and storage cabinetry, and coats/boots area.

Bedroom includes a plush queen bed with linens and blankets, 3-foot wide armoire closet with 3 large drawers, under-bed storage and room-darkening shade.

Living room is furnished with a comfy hide-a-bed sofa, Smart TV, electric fireplace, and well-lit dedicated desk space.

Parking space fits a medium sized vehicle-- AWD essential at times. No pets. No smoking. No roommates-- yay! Quiet, retired property owner and another quiet neighbor reside nearby on the property. No barking dogs to be heard. Farm setting which includes minimal farming and grounds work during the growing season.

LEASE TERMS:
Shorter term flexible lease through May up to 9 months; must lease through winter.

Single Individual only, one vehicle, no pets, no smoking, no marijuana.

Due prior to move-in: first month rent and fully refundable deposit of $1200. No cleaning/other fees if home is left as found.

All bills, services, amenities and furnishings are included in rent price with exception of electric power. Parking next to home. Shed for bicycle and some storage. Lawncare and snow removal provided.

Renter insurance is required. If you do not have it, it is simple to get and I will pay $100 toward a typical annual cost of up to about $150 in Montana. This insurance goes with you wherever you live in-state, and it not only covers your property, but it provides liability coverage for us both which allows me to offer walks and enjoyment of the farm beyond the rented home. Income and credit score are generally non-negotiable, however I am willing to consider special circumstances which would include a guarantee of payment. Student with co-signer for instance. References required.
