Located east side near Speedway and Harrison. Townhouse is near great schools, hiking, biking, Mt. Lemmon, Reddington Pass, Saguaro National East - but is also a mile or less to Safeway, restaurants (Hops, Mama's Pizza, Magpies, Starbucks, Screamery, and more), nail salons, and the Galaxy Movie theater. Quiet, peace, community, and views of the east side - and 20 - 25 minutes to Downtown or University of Arizona.

Thick, fire-proofed walls make for limited noise transfer, and quiet neighbors. Enclosed backyards and tall bushes make you feel like no one is around. Community pool is a few steps away, just out the back gate.

First floor has guest bathroom, eat-in kitchen, and family room with wall mount for large-screen TV (65 inch TV currently installed, available to stay). The first floor primary bedroom has a LARGE walk-in closet, a private, updated en-suite bathroom with a step-in shower, and a door to a patio.

Upstairs has two bedrooms, one with open loft overlooking family room (owner willing to enclose on request). Second bedroom is LARGE, with another huge walk-in closest, a wall-mount for TV, two wall-mounted desks, and a private balcony with views overlooking the Catalina Mountains. Third bedroom (loft, with opening to below) has a closet, and a larger private balcony overlooking the Rincon Mountains, city views, and sunset.

Garage has space for two regular, or one larger, car - clearance might be low for a tall vehicle, but parking in driveway is also permitted. Free guest parking is a few steps away (no street parking at any time). Washer and dryer in garage are included.

Low care, desert vegetation is in the front courtyard and backyard.

Located very close to Tanque Verde School district, and there is a bus stop for open enrollment students located just outside community.

Discount offered for government, public safety, teachers, or healthcare employees. Owner also willing to discount rent and security deposit in exchange for not replacing carpet before move-in (and renter would be held harmless for any carpet damage).

Owner pays for water, trash/recycle, and community pool. Renter pays electric, and cable/internet. Security deposit is $2000, of which $600 is non-refundable. Renter must complete background check, at renter's expense (approximately $60).

AC filter(s) will be provided by owner, renter expected to replace filter every 1-2 months. Routine AC service will be provided by owner.

Small pets allowed; a small dog door is already installed. An additional $400 pet deposit required, $200 refundable.

Front and back yard is extremely low maintenance (desert plants and rocks). Once annually, owner will pay for bush trimming in backyard and cholla trim in front. Renter expected to manage weeds and any other light yardwork rest of year. HOA fines for failure to maintain weeds in front will be assessed to renter.

Garage will hold two small cars, or one larger. The clearance is low, and taller vehicles may not fit - please let me know if you'd like me to send you a measurement. Townhome is located steps from additional guest parking (free). No parking on the street is allowed at any time (for residents or guests), however, vehicles may park in personal driveway (a good option for taller vehicles).

Townhome includes Ring security system, with front and rear camera and window/door/garage sensors, for optional renter use. Renter is responsible for setting up system, and any optional additional costs (like monitoring). Front door includes security gate (with bug screen). Neighborhood is exceptionally safe and secure, but added peace of mind!

Thermostat is a "smart" ecobee, which will sync with an app on your phone.

Neighborhood is quiet and friendly, lovely residents you will enjoy living near. Residents primarily consist of retirees and small families with young children. Renters are expected to respect rules of HOA and community, be respectful neighbors, observe appropriate consideration for others (no loud music in late evening, no loud parties, etc). There is a community room that can host gatherings, located next to pool.

No smoking is permitted anywhere on property. Use of wood-burning fireplace is not permitted, however an electric fireplace has been installed (in the fireplace) and is available for use year-round (it can be lighted with or without heat).

Lease is for 1 year (however special durations are negotiable).

Events like Mother’s Day celebrations, movie nights, back to school BBQ, Friday nights at the park with food trucks. We also have a community garden. My neighborhood (Colonial del Valley) is mostly elderly people who raised their kids here and a mix of younger people who are buying homes from relatives. "
