Welcome to my home listing! I have personally cared for this lovely 3 bedroom/ 1.5 bath craftsman home with historic, old world charm in South Hill Perry District. The house also has a small bonus office room with big windows.

The home overlooks Grant Park and is minutes walk to Grain Shed Bakery, Perry Street Pub, Pizza, The Lantern, Coffee Shops and more on Perry St. 5 minute drive to hospitals, downtown and I-90. Friendly neighborhood. It has a lovely view of the park from the living room and office window. Trees in front, side, and some in backyard.

It has 3 bedrooms upstairs. All newer carpeting upstairs. One bathroom upstairs and a second small bathroom downstairs. The entire interior has newer paint. The kitchen has a very cozy breakfast nook room that is nice, that looks into the backyard.
There is a good sized fenced backyard. The driveway fits two cars and is behind the yard and there is a manual gate to secure your vehicles.

The entire downstairs has original wood crown moulding, oak wood floors with the exception of the kitchen which has vinyl tile plank flooring. There is a wood stove and a central forced air gas furnace for heat. Window or portable units can be used for AC. There is a washer and dryer in the basement. The basement is unfinished and suitable for storage.

We have not decided if we will allow pets or not but maybe., let me know your situation.

Move in cost is first and last months rent and a $2000 security deposit so it is a total of $6190. Deposit can possibly be divided into three payments. The deposit is 100% refundable.

You can rent the house with or without yard maintenance but you get a discount if you do the mowing and the fall leaf clean up. If you do the yard care, the rent is $2095. With yard care provided the rent is $2350.

**I will only show it to serious people that qualify and please, you need to let me know that you qualify in your initial message as I don't want to waste your time or mine. I do not want to disrupt the current tenants for people unless I know they are qualified. Thank you for understanding. I do check credit scores (min 740), previous rental references, income, and employment stability. If you don't know your credit score, there are lots of free places online.

I value my relationships with my tenants, I take providing someone with a home seriously and I have the expectation of a mutually beneficial, friendly, open and honest partnership. 1 year lease, I prefer long term tenants.

If you have pets, please tell me about them in your first message, as pets are on a case by case basis.
