Rental References
1. Lack of 24 months of continuous, verifiable, positive, objective rental history. Homeownership will be verified through the tax assessor's office or via credit report.
2. Negative and/or incomplete rental references.
3. Any unpaid past-due rent, collection filed by landlord, property damage or eviction.
4. 14-day notices or NSF checks.
5. Rental history with disturbance complaints if landlord would not re-rent.
6. Unauthorized persons or pets in a unit rented by the applicant.
7. Smoking is not permitted on the property.
Income/Employment
1. Lack of proper documentation proving adequate income to pay rent (earnings must be equal to three times the monthly rent amount).
Credit
1. Civil Judgements and/or excessive collections.
2. Bankruptcy, foreclosures, and/or negative credit.
3. Lack of credit history.
4. Minimum credit score of 650.
