As a property manager I am required to be consistent with all applicants. Some general requirements are:
1. Tenant (s) must have sufficient BAH or at least a verifiable GROSS income/assistance of 2.5 - 3 times the monthly rent (varies depending on revolving dept owed) At least one year in similar job position and two year verifiable employment.
2. Verifiable two year rental or mortgage payments unless you have lived in base housing. Rental verification must be in writing via management portal report, professional rent report, bank statements, etc.
3. Tenant (s) must have a credit score of 620+ with no recent collections or late payments. No open bankruptcies.
4. No unpaid damages or unlawful detainers with other rental properties. Paid damages or unlawful detainers will be rated based on age with current positive rental history.
5. Any felonies or gross misdemeanors will be rated based on age and details of crime.
6. No smokers in or outside the home, including vape and marijuana, due to lingering odors on self or clothing.
7. Pets allowed on a case by case bases. Deposit is $800 per pet. Maximum of 2 pets and no more than 20 lbs. All pet / ESA / Service animal screening to be completed by a professional pet screening company. Cost will be waived for approved ESA/service animals. Re-screening required prior to any lease renewals.
10. No reusable tenant screening reports.
