Utilities are not on a separate meter from the house above the unit. Rental history has shown that two adults can easily function and be comfortable in the apartment unit for additional utility costs totaling well under $200/month. Therefore, Landlord pays Gas, Electric, Water, Sewer and Garbage collection utilities up to a capped amount of $200/month. Costs exceeding a total of $200 in utility expenses to Landlord will trigger an adjustment to the monthly rent.
