~Rent is due the 1st of the month and late after 5 days. Any rent paid after the 5th is considered late and will be charged a late fee of $5 per day.
~Renter is responsible for all costs of water, electric, gas, cable and/or internet deposits and fees.
~No smoking or vaping inside of home.
~Renter is responsible for keeping premises clean and sanitary inside and out and in good order and condition.
~If repairs are required, please call owner. If damage is caused by renters and/or renters' visitors or pets, renter will be responsible for repair costs.
~Renter is repsonsible for key and/or garage door opener and will be charged a fee of $30 for replacement key and $60 for garage door opener replacement.
~Renter is responsible for mowing, weed-eating and any other yard maintenance.
~Renter's insurance highly recommended.
~Renter will not keep any animals on premises other than those approved by owner and paid for.
~Renter is responsible for inspecting premises for anything in need of repair or cleaning prior to moving in.
~Only those listed on the lease will occupy the premises. Occupation of the premises for over 14 nights by anyone other than renters on lease will constitute a breach of the lease.
~Renter will not sublet this Lease.
