A single smaller dog (20 lbs or less) or a single kitty cat may be considered, upon owner approval and on a Case By Case Basis please note. Not all pets may be considered (especially larger breed dogs) due to the landscaping and high dollar amount of plants and flora that have been planted throughout this unique property, the risk of digging or any pet left unattended in the backyard possibly damaging the landscaping or the extensive irrigation system installed cannot be taken, we are so sorry, and certain breed restrictions for homeowners insurance may also apply, so please ask ahead if you would like us to check on your pet ahead of applying or if you have any questions regarding this, as your application may be denied on pet/s if not approved for consideration in advance, Thank you. Additional security deposit amount of $500 per pet will be required IF Accepted, and an add'l monthly rental amount of $100 for an accepted pet will also be charged.

Appliances Included are: gas stove, gas oven, microwave, dishwasher, and refrigerator (no owner warranty). Dryer unit is included and will be left as-is (no owner warranty). Washing Machine is current tenants and we are waiting to see if they will be taking or leaving it, if it's left it will also be left as-is with no owner warranty, or tenant will need to supply their own washing machine; just ask to confirm.

Landscaper included with rent, but overall oversight and responsibility of landscaper and landscaping maintenance, weed abatement, and proper irrigation of all will be the tenant/s responsibility during the lease. Everything is on an easy drip and timer irrigation system throughout the property.

Please note the small pond and waterfall feature in the backyard is offered 'as-is' with no owner warranty. If tenant wishes to fill it and maintain it for their use and enjoyment, that's up to them, but will not be required during the lease.

Utilities Not Included, which will be tenant responsibility, are: Gas and Electric through SDG&E, Water through FPUD, and Trash Service through Fallbrook Refuse EDCO.

Any questions regarding utilities, please ask before applying, it is the applicants'/tenants' responsibility to satisfy themselves with all questions and clarifications they may have or need before proceeding.

This home has central heating and AC and is on Sewer, please note any stoppages or clogs will be the tenant's responsibility during the lease, be careful what goes down all drains.

Please note the side yard's detached shed does Not Convey with rental; it is being used by owners to store extra paint and tools for the home and property as may be needed, and access to it will not be given to tenants at this time. If the tenant would like to request to install their own temporary shed or such on the side yard or anywhere on the property, a request for that can be made and will likely be approved, but the location must be determined and agreed upon beforehand, please.

Please call your Internet or TV providers ahead of time to make sure they can and will serve this address if interested, it is your responsibility to check on this before applying or signing a lease, Thank you. The owners can recommend Spectrum from previous use and Blink Camera over the garage can be activated and used by tenants once an internet connection has been set up.

A Renter's Insurance Policy will be required on behalf of the tenant/s residing in the home.

Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.

Please note your final lease agreement may include additional disclosures and/or addenda as needed and with regards to the home and property.
