Applicant has a monthly income that is 3x the monthly rent, ie, $1950x3=$5850x12=$70200.
Applicant will not be burdened with rent payments as seen by his monthly debt to income ratio ( =43% including rent).
Credit report proves applicant's financial responsibility for 2+ years.
Credit score =670 with no recent "serious delinquency".
Applicant has a history of paying rent on time.
No history of evictions due to non-payment of rent.
Not taken to collections for non-payment of rent.
No overdue debts or collections.
Applicant has stable, verifiable employment.
Applicant has a positive rental history.
2. WILL FOLLOW LEASE TERMS AND PROPERTY RULES.
We will check criminal history, public records, landlord references, and credit report.
No criminal conviction for harm to people or property.
No history of noise complaints.
No history of lease violations.
No history of evictions due to lease violations.
Applicant's rental references would rent to him again.
Applicant has not falsified any application information.
Applicant paid bills on time.
3. WILL MAINTAIN THE PROPERTY & NOT DAMAGE BEYOND NORMAL WEAR & TEAR.
Will ask previous landlords/property managers:
Applicant was refunded the full security deposit.
Applicant reported maintenance issues immediately.
No damage in excess of security deposit.
Lease summary: Renter is responsible for utilities, and for mowing lawns. No smoking indoors. $200 fee for each land-lord approved pet. Reusable tenant screening report not accepted.
